We are a large Dunkin' franchise organization operating across five states, with approximately 90 Dunkin' locations in the Phoenix market.
Our Maintenance Department plays a critical role in keeping our restaurants operating safely, efficiently, and reliably. We are seeking an experienced Maintenance Manager to lead our Phoenix-area maintenance team and support the operational needs of our growing restaurant organization.
This is a hands-on leadership position that works closely with the Facilities Director, maintenance technicians, Regional Managers, and Operations leadership.
Position Summary
The Maintenance Manager is responsible for organizing, managing, and overseeing the maintenance and repair of restaurant equipment, facilities, vehicles, and related assets.
The Maintenance Manager supervises maintenance technicians, coordinates work orders, manages vendors and parts, maintains appropriate inventories, responds to repair needs, and ensures maintenance work is completed safely, efficiently, and within established timeframes.
The successful candidate will be a strong problem solver who can lead a maintenance team while also understanding the technical requirements of commercial restaurant equipment and facility maintenance.
The Maintenance Manager will also assist the Facilities Director with technical issues, identify recurring maintenance problems, recommend solutions, and communicate maintenance priorities to Regional and Operations Managers.
Key Responsibilities
Maintenance Operations
- Oversee the installation, repair, maintenance, and upkeep of restaurant equipment and facilities.
- Perform and/or oversee Level 1, Level 2, and Level 3 repairs based on the capabilities of the maintenance team.
- Respond to reported maintenance issues and ensure timely resolution.
- Determine maintenance requirements and escalate significant or complex issues to the Facilities Director.
- Troubleshoot maintenance problems and recommend practical solutions.
- Dispatch and coordinate maintenance work orders.
- Monitor work-order completion and ensure work orders are accurately updated with notes, parts, labor, and status.
- Ensure maintenance requests are serviced and completed within established expectations and timelines.
- Assist the Facilities Director with technical issues and maintenance-related projects.
- Identify recurring equipment or facility issues and recommend corrective action.
Restaurant Equipment
The Maintenance Manager will oversee the maintenance, troubleshooting, repair, and service coordination of a wide variety of commercial restaurant equipment, including:
- TurboChef ovens
- Commercial bake ovens
- Coffee brewers
- Espresso machines
- Tea brewers
- Reverse Osmosis (RO) water systems
- Commercial toasters
- Hot-hold equipment
- Donut glazers
- General restaurant equipment and fixtures
- Electrical equipment and components
- Lighting and related electrical fixtures
- Plumbing and water systems
- Restaurant building components
- Drive-thru equipment and related systems
- Company vehicles and fleet-related equipment
The Maintenance Manager will troubleshoot and repair equipment within the team's capabilities and determine when specialized service or outside vendors are required.
HVAC & Refrigeration
HVAC and refrigeration repairs are outsourced to qualified third-party service providers.
Previous HVAC or refrigeration experience is helpful but is not required for this position.
The Maintenance Manager will coordinate with outside HVAC and refrigeration vendors when service is required, monitor the work, confirm that issues have been properly addressed, and ensure work orders are appropriately documented.
Team Leadership & Supervision
- Supervise, train, and support maintenance technicians.
- Assign and prioritize daily maintenance work.
- Review and approve technician work schedules and overtime.
- Approve technician time-off requests.
- Review and approve technician timesheets weekly and submit them to the Facilities Director.
- Monitor technician performance and hold team members accountable for company expectations.
- Conduct annual performance reviews for maintenance technicians.
- Participate in technician interviews, staffing, hiring, and onboarding.
- Train technicians on equipment, maintenance procedures, safety, and company expectations.
- Promote a professional, safety-focused, and team-oriented work environment.
Safety & Compliance
- Ensure maintenance technicians follow company safety policies and procedures.
- Promote compliance with applicable OSHA standards and company safety requirements.
- Inspect company vehicles for safety, required repairs, state compliance, and appropriate inventory levels.
- Identify and escalate safety or compliance concerns promptly.
- Ensure maintenance work is performed in a safe and professional manner.
- Maintain appropriate records and documentation related to maintenance and safety activities.
Parts, Purchasing & Inventory
- Source and coordinate maintenance vendors and outside service providers.
- Order and manage maintenance parts and supplies.
- Approve parts orders up to $2,500 within company guidelines.
- Manage maintenance truck inventories and ensure appropriate stock levels.
- Manage the off-site maintenance storage facility and maintain organized inventory.
- Monitor parts usage and identify opportunities to improve inventory management.
- Maintain appropriate levels of commonly needed maintenance parts and supplies.
- Monitor vendor performance, service quality, pricing, and completion of contracted work.
Work Orders & Maintenance Management
- Dispatch maintenance work orders to appropriate technicians or vendors.
- Ensure work orders are updated with accurate:
- Service notes
- Parts used
- Labor
- Vendor information
- Work status
- Completion information
- Monitor open work orders and ensure outstanding issues are addressed.
- Ensure maintenance work is completed within established service expectations.
- Identify overdue, recurring, or high-priority work orders and escalate as appropriate.
- Maintain accurate maintenance records and documentation.
Vehicle & Fleet Responsibilities
- Inspect company vehicles for safety, repair needs, state compliance, and proper inventory levels.
- Coordinate vehicle maintenance and repairs as needed.
- Maintain appropriate maintenance truck inventories.
- Ensure technicians have the necessary tools, parts, and supplies to perform their work.
- Monitor vehicle-related maintenance expenses and issues.
Regional & Operations Communication
The Maintenance Manager serves as an important liaison between the Maintenance Department and Operations.
Responsibilities include:
- Communicate regularly with Regional Managers and Operations Managers.
- Attend regional and operational meetings as required.
- Discuss maintenance issues, priorities, recurring problems, and solutions with Operations leadership.
- Coordinate maintenance activities to minimize disruption to restaurant operations.
- Respond to operational maintenance concerns in a timely manner.
- Keep the Facilities Director informed of significant maintenance issues, expenses, staffing concerns, vendor issues, and operational needs.
Qualifications
- Previous experience in maintenance, facilities maintenance, commercial equipment maintenance, restaurant equipment maintenance, or a related field.
- Experience supervising or leading maintenance technicians preferred.
- Strong mechanical and electrical troubleshooting skills.
- Ability to troubleshoot and repair commercial food-service and restaurant equipment.
- Experience with commercial ovens, coffee equipment, espresso machines, water systems, toasters, hot-hold equipment, or similar commercial equipment preferred.
- Ability to determine whether a repair should be completed internally or assigned to an outside vendor.
- Experience managing work orders and maintenance priorities.
- Ability to manage parts, inventory, vendors, and maintenance expenses.
- Strong organizational and time-management skills.
- Excellent communication skills with technicians, vendors, managers, and senior leadership.
- Understanding of workplace safety practices and OSHA requirements.
- Ability to work in a hands-on maintenance environment and respond to operational needs.
- Valid driver's license and ability to safely operate company vehicles.
Preferred Qualifications
- Experience maintaining commercial restaurant or food-service equipment.
- Experience with Dunkin' or similar quick-service restaurant equipment is a plus.
- Experience working in a multi-location maintenance operation.
- Experience with fleet or vehicle maintenance.
- Experience with work-order management systems.
- Experience managing vendors, parts, and maintenance purchasing.
- Technical certifications, trade experience, or relevant vocational training.
- Previous supervisory or management experience.
Vendor Management
The Maintenance Manager is responsible for determining when maintenance issues require specialized outside service and coordinating with approved vendors.
Responsibilities include:
- Identify issues requiring specialized vendor support.
- Coordinate and schedule outside service providers.
- Communicate the issue and required service to the vendor.
- Monitor vendor response times and completion of work.
- Review completed work and confirm that the issue has been properly addressed.
- Ensure vendor work is accurately documented in the work-order system.
- Monitor vendor performance and escalate unresolved or recurring issues to the Facilities Director.
HVAC and refrigeration services are outsourced and are not required technical skills for this position.
Compensation & Benefits
Annual Salary: $65,000–$75,000, based on experience and qualifications

The company vehicle and phone allowance are provided to support the Maintenance Manager in performing the responsibilities of the position, including traveling between locations, responding to maintenance needs, meeting with Operations teams, managing vendors, and overseeing maintenance activities.
