Job Summary:
Gaut Whittenburg Emerson Property Management is seeking a highly skilled tradesperson to fill a Building Maintenance Technician - Tier 3 position on our maintenance team in Amarillo, TX. This role is responsible for ensuring all properties are exceptionally maintained, functioning efficiently, and compliant with safety standards. The Tier 3 Technician uses their experience and expertise to play a key role in optimizing the performance of building systems as well as the design and execution of preventative maintenance, repairs and system enhancements.
Key Responsibilities:
- Operations Management: Perform day-to-day maintenance across the GWE property portfolio, prioritizing tasks and ensuring efficiency.
- Preventative Maintenance: Help develop and execute preventative maintenance plans to reduce downtime and extend the lifespan of building systems.
- Repairs & Troubleshooting: Perform troubleshooting and repair of HVAC, plumbing, electrical, carpentry, and general building systems.
- Knowledge Expert: Provide trades expertise and mentoring to other team members.
- Vendor & Contractor Management: Coordinate third-party contractors and service providers for specialized repairs and projects.
- Compliance & Safety: Ensure all maintenance work is performed in compliance with local regulations, safety codes, and company policies.
- Budget & Inventory Management: Assist in maintaining adequate inventory of parts, tools, and supplies based on building and company requirements.
- Emergency Response: Respond to after-hours maintenance emergencies as needed on a rotation, ensuring tenant satisfaction and property safety.
Qualifications & Requirements:
- 5+ years of experience in building maintenance, facilities management, or a related field.
- Proven ability to diagnose and repair commercial HVAC, boilers, plumbing, electrical, and other mechanical systems.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Willingness to share knowledge and help mentor and develop other members of the maintenance team.
- Experience with CMMS (Computerized Maintenance Management Systems) in Class-A buildings is preferred.
- EPA Universal Certification a plus
- Specialized Trade License or apprenticeship a plus
- Excellent organizational, problem-solving, and communication skills.
- Valid driver’s license and ability to travel between properties as needed.
- Ability to work in various environmental conditions.
- Must successfully complete a pre-employment background investigation including criminal record search, motor vehicle report, employment verification, and drug screen.

Stand and Walk: Remain on one's feet in an upright position and move about on foot for extended periods.
Climb: Ascend and descend ladders, stairs, scaffolding, and other vertical surfaces using hands and feet, while maintaining balance.
Lift and Carry: Raise and lower objects from one level to another. This includes frequently lifting, pushing, pulling, or carrying objects weighing up to 50 pounds. The ability to occasionally lift objects weighing over 50 pounds with assistance is also required.
Bend and Kneel: Position oneself to bend, stoop, crouch, or kneel to access, install, or retrieve items in low-lying or difficult-to-reach areas. This includes crawling on hands and knees to work in confined spaces.
Reaching and Handling: Extend hands and arms in any direction to seize, hold, grasp, turn, or otherwise work with objects. This may include reaching at or above shoulder level.
Vision and Hearing: Specific vision abilities required include close and far vision, depth perception, and the ability to distinguish colors. The ability to hear and understand spoken instructions, warnings, and safety alarms is also essential.
