Leasing Specialist

Working under the direction of the on-site Property Manager, the Leasing Specialist will call prospects, schedule tours, outside marketing and meet leasing goals set by Property Manager. Additional duties relating to leasing apartments and assisting the residents with matters that pertain to their apartment living and experience. The Leasing Specialist will be able to handle all resident matters and will assist in managing the office.

Administrative

· Answer telephones in a professional, business-like manner. Manage leads in CRM software, prepare leases and move in paperwork.

· Welcome walk-in guests, prospective tenants, current tenants and vendors.

· Prepare leases for signature by Tenant and Property Manager; collect security deposits, and rents.

· Perform walk-through of apartment with tenant at move in and move outs.

· Answer questions pertaining to rent payments, late fees, lease breaks, the lease itself, property Rules and Regulations, and all rental aspects.

· Be able to compose resident violation letters for review and signature by Property Manager.

· Relay tenant requests, problems and inquiries promptly and completely to Property Manager after you exhausted all your efforts to resolve their requests, problems, and inquiries.

· Treat all tenant’s information in a confidential manner.

· Walk the property every other day to check for property concerns and resident violations.

· Ensure that the property office is organized and runs smoothly pursuant to company policies and procedures in the absence of the manager.

· Responsible for validation of all input including traffic, prospects, applications, leases, move outs, deposits, TFM, and adjustments.

· Understand computer functions and maintain accurate data files.

Leasing

Ensures that lease files are complete and that completion of leases is being executed properly.
Responsible for offices opening on schedule, condition of office, and model apartment
Show apartments to prospective tenants, provide information regarding rents, apartment availability, and qualifying requirements.

· Process rental applications, submit credit checks, and gather all the information required by future residents for qualification by Property Manager. Application approval should be given within 3 days.

· Send Welcome letters and a follow up phone call immediately after approval.

· Follow and obey all Fair Housing Rules and Regulations.

· Inspect grounds, models, and leasing office as directed for curb appeal and marketability.

· Lease Apartments by showing models and/or available apartments and aggressively sell the products and services of the property.

· Respond to site visits or telephone inquires. All inquires must be answered same day as received.

· Site and off-site tours include, but are not limited to, showing and walking prospects around the property in order to sell all property amenities and available apartments.

· Follow established policy and procedures in the qualification, screening, and acceptance of applicants for residency. No application can be approved without PM’s approval – delete – we allow our managers to approve – only call if a problem

· Maintain company customer service standards.

· Respond to resident requests and work with residents to resolve resident problems and complaints. Follow through to ensure issues are resolved.

· Shop competition and have knowledge of the demographics of the property’s market area.

· Set up appointments with local businesses to introduce our rental properties and employee discount programs along with monthly incentives – we don’t currently do

· Help with advertising properties.

· Propose marketing campaigns and/or advertising to Property Manager to gain resident occupancy.

· Responsible for move-in paperwork, welcome packets and welcome gift.

RESIDENT RELATIONS

· Maintain a positive customer service attitude.

· Inspections with residents move-in/move-outs.

· Review all notices to vacate to determine the cause of the move-out.

· Initiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.

MARKETING/LEASING

· Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.

· Welcome and show community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.

· Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc

Non-Essential Job Functions

· Perform other duties as required and asked by your manager.

· Assist in organizing functions including parties and newsletters.

Job Type: Full-time

Pay: $22.00 - $25.00 per hour

Expected hours: 40 per week
