Full Job Description

Job summary

The Maintenance Supervisor oversees all maintenance operations for a 250-unit high-rise off-campus student housing property of roughly 700+ residents, including preventive maintenance, daily repairs, and apartment turnovers. As well as additional commercial spaces located within the downtown Ann Arbor area.

Note: Property turnover is August - you must work every day in August without exception, to support turnover of apartments.

This individual will lead and motivate the maintenance team (4+ staff), manage the maintenance budget, and ensure a safe and comfortable living environment for all student residents, by responding to issues promptly and effectively.

Key responsibilities

Team leadership and management

· Supervise, schedule, and support the on-site maintenance staff. You will take an active hands-on role leadership role in the maintenance operations.

· Delegate and monitor daily maintenance tasks and service requests, ensuring work is completed efficiently and to high standards.

· Conduct work performance evaluations, provide feedback, and support the success of team members.

· Foster a positive and collaborative team environment.

Maintenance and Repairs

· Oversee and perform a wide range of maintenance and repair tasks, including plumbing, electrical, carpentry, and appliance repair.

· Respond to resident service requests in a timely and professional manner, prioritizing urgent issues.

· Coordinate the preparation of vacant units for move-in, including inspections and repairs to ensure they are move-in ready. Primary turnover is for the month of August.

· Manage and schedule preventive maintenance programs for all building systems and equipment.

· Coordinate with external contractors and tradespeople for specialized repairs or projects.

Building Operations and Safety

· Inspect facilities and grounds regularly to identify and resolve maintenance issues and potential safety hazards.

· Ensure all maintenance activities are in compliance with Occupational Safety and Health Administration (OSHA) regulations and other relevant codes.

· Maintain accurate records of all maintenance work, purchases, and work orders.

· Manage the inventory of maintenance supplies and equipment.

· Participate in an on-call rotation to address after-hours emergency maintenance issues.

Budget and Administrative Duties

· Assist the General Manager with the development and monitoring of the annual maintenance budget.

· Manage costs and make expenditure decisions for maintenance-related purchases.

· Collaborate with the management team to plan and execute capital projects and major renovations.

Qualifications and Skills

Required Qualifications

· Experience:

A minimum of 3-5 years of general maintenance experience, with at least 1-2 years in a supervisory or lead role, preferably in a multi-unit or student housing setting.

· Education: A high school diploma or equivalent is required. Vocational or trade school training is a plus.

· Licensing: Must have a valid driver's license.

Technical Skills

· Proficiency in general maintenance and repair, including plumbing, radiant hydronic boiler heat, and electrical systems.

· Experience with appliance repair, drywall, painting, and basic carpentry.

· Ability to read and interpret schematics, blueprints, and manuals.

Soft Skills

· Leadership: Strong ability to lead, train, and motivate a team effectively.

· Communication: Excellent interpersonal skills to interact professionally with residents, staff, and vendors.

· Problem-solving: Aptitude for diagnosing and resolving complex maintenance issues efficiently.

· Customer service: A commitment to providing a positive and responsive experience for residents.

· Organization: Strong time-management and organizational skills to prioritize and manage workloads.

Physical Demands and Work Environment

· This is an active position requiring frequent standing, bending, walking, climbing ladders, and lifting heavy equipment.

· Work is performed both indoors and outdoors in various weather conditions.

· The role involves exposure to noise, chemicals, and electrical hazards, which are mitigated by proper safety training and equipment.
