About the role
The Associate Project Director (APD) serves as an Air Force Owner’s Representative for Military Housing Portfolio Initiative (MHPI), providing operational leadership, oversight, and execution across an assigned portfolio or mission. This role is responsible for ensuring successful project delivery while aligning development initiatives with installation needs and enterprise objectives.
The APD supports the development and execution of Project and Installation Outyear Development Plans (ODP), guiding the effective use of reinvestment funds for development, construction, and architectural and engineering services. This includes securing required approvals, establishing project priorities, and delivering accurate financial forecasting and development budgets to support long-term asset sustainability.
The APD collaborates closely with installation-level Operations and Facilities Management Teams to integrate development activities with ongoing operations including weather/storm response, property restoration, and insurance claim actions.
The APD functions as a leader with direct accountability for assigned projects, stakeholder engagement, and operational direction.
What you'll be doing
- Help develop, secure funding, and gain necessary consensus and approvals for Project Outyear Development Plans (ODP). Once approved, oversee the execution of efforts so they are completed on time and on budget IAW industry standards.
- Assist in leading project efforts related to development that focus on asset improvement, resident satisfaction, and project financial health to include long term Company profitability.
- Serve as the owner’s representative lead on weather/storm response, property restoration, and insurance claim actions. Communicate and coordinate with installation specific Operations and Facilities Management teams to provide them with project development support.
- Live and uphold the Company’s Values and policies on Ethics and Compliance. Foster that environment within the various portfolio Teams.
- Represent the Company at various forums like Project Briefings, Partnering meetings, Town Halls, CODEL/PS Visits, Military Leader Visits, and VIP Visits
- Support other company level initiatives within area of responsibly like Communication Capabilities (Macro Towers, Fiber to the Home, Small Cell), energy projects (ESPCs, EVs, Solar) and other industry collaborations/partnerships
Typical Physical Demands: Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies from 50 lbs. to 75 lbs.
Typical Work Conditions: Work is performed in a maintenance/machinery environment within a residential property. Employee frequently interacts directly with other staff members, DoD partners, vendors, and residents during the workday.
Who we're looking for:
- Bachelor’s degree required
- Possession of a clear and valid state issued driver’s license
- Minimum of 3 years of business analyst or project development experience
- Successful Development Experiences
- Solid Written and Communication Skills
- Strong time management, leadership and decision-making skills
- Strong presentation skills
- Ability to be highly organized in day-to-day and long-term planning and execution, and to track and maintain complex schedules effectively
- Prior Military Housing and/or Military Service experience preferred
- Proficient in Microsoft Office, Microsoft Excel, and Microsoft Teams
- Ability to travel up to 50% of the time throughout the portfolio
- Possession of a valid, state-issued driver’s license and safe driving record is also required.

Pay Rate: $100,000 - $115,000 yr.
