SERVICE DIRECTOR

Are you a hands-on problem solver who takes pride in a job well done?

Do you know your way around a toolbox, enjoy fixing what others can't, and like seeing the immediate impact of your work? If you're a maintenance professional who takes ownership and loves keeping a community running smoothly, Woodward Management Partners wants you on our team!

As our Service Director, you'll be a key part of the community's success. You'll lead the day-to-day maintenance operations. You’ll tackle repairs, keep apartments move-in ready, maintain the property's curb appeal, and make sure residents receive exceptional service when they need it most. This is a hands-on role where no two days are exactly alike—and that's part of the fun!

WHAT YOU'LL DO

Keep Things Running Smoothly

Take ownership of the community's day-to-day maintenance operations.
Complete service requests and maintenance tasks promptly—typically within 24–48 hours, pending parts availability.
Repair and improve occupied and vacant apartments.
Keep apartments moving through the turn process, following company standards of 3–5 business days.
Maintain an organized inventory of ready apartments to support the leasing team.
Perform preventative maintenance and keep equipment and building systems operating properly.
Conduct regular property and exterior lighting inspections to identify issues before they become bigger problems.

Be the Go-To Problem Solver

Troubleshoot and repair a variety of maintenance issues throughout the community.
Use hand and power tools safely and effectively.
Assist with projects normally assigned to subcontractors based on your skills and expertise.
Work with vendors and subcontractors when specialized services are needed.
Gather bids for capital projects and assist with annual budget planning.
Keep maintenance expenses aligned with the approved operating budget.

Take Pride in the Community

Conduct daily property walks to help maintain superior curb appeal.
Help keep grounds, common areas, and amenities clean, safe, and free of debris.
Identify safety concerns and communicate them promptly to the Community Director.
Work closely with the Community Director and onsite team to maintain the highest standards throughout the property.
Help create a community that residents are proud to call home.

Be There When It Matters

Participate in a rotating on-call emergency schedule.
Respond to emergency maintenance situations professionally and efficiently.
Communicate with the Community Director about issues that could impact residents, operations, or the success of the property.

And there's a little variety, too!
You'll occasionally float between sister communities, allowing you to work with different teams, properties, and challenges.

WHAT YOU'LL NEED

HVAC certification required
CPO certification preferred
Valid driver's license and dependable transportation
Ability to participate in a rotating on-call schedule
Ability to lift up to 50 lbs. and exert 50 lbs. of force
Ability to walk, squat, bend, balance, climb, kneel, crawl, and stand for extended periods
Ability to safely use hand and power tools
Successful completion of a background check and drug screen
