We are seeking a skilled and dependable Handyman and Painting Contractor to support our maintenance operations across the Corinth and surrounding areas. The successful contractor will be assigned to perform a wide range of repair, painting and maintenance tasks in residential condo units and single family residences, ensuring each unit is in top condition for new tenants.
This is a contract-based role offering steady work opportunities with flexible scheduling. The role requires hands-on expertise, reliability, and strong communication skills to coordinate effectively with our internal team and external trades.
Scope of Work
- Standard Punch Services: Perform comprehensive unit walkthroughs to verify all items (appliances, plumbing, electrical, and fixtures) are present, functional, and meet the iRestify Checklist requirements.
- General Repairs & Maintenance: Execute a wide range of tasks, including light carpentry, patching, painting, and touch-ups to ensure units are in "move-in" condition.
- Appliance & Fixture Installation: Install and test small and large appliances, including charging stations, dishwashers, refrigerators, microwaves, and vent hoods.
- Plumbing & Electrical: Perform minor low-voltage tasks and fixture replacements, such as installing faucets, sinks, garbage disposals, LED lights, and ceiling fans.
- Turnover Specialties: Replace cabinet fronts, window blinds (including hardware/brackets), door hardware (knobs, hinges, stops), and outlet/switch plate covers.
- Work Area Cleanup: Ensure the work area is cleaned after repairs by removing debris, dust, and leftover materials, leaving the unit in clean condition.
- Caulking & Detailing: Remove old caulk and apply new beads to kitchen countertops, tubs, tiles, sinks, and toilets.
- Safety & Compliance: Verify the functionality of smoke detectors, carbon monoxide detectors, and HVAC systems (including filter replacements).
- Communicating clearly in English with onsite maintenance managers and leasing staff to obtain keys and clarify unit-specific needs.
- Painting Services & Surface Preparation: Perform high-quality painting tasks for apartment and condo turnovers. This includes site preparation (laying drop cloths, masking switches/fixtures, covering ceilings/fans), minor drywall repairs (patching and sanding holes, filling small cracks), and applying paint to walls, trim, doors, and ceilings (when ordered).
- Site Cleanliness & Safety: Maintain a clean and safe work environment, adhering to all safety protocols, local regulations, and proper disposal of painting materials. Paint spills, drips, and overspray must be immediately cleaned from flooring, hardware, cabinetry, and appliances before drying. Leftover spills requiring subsequent cleaning services will be charged back to the contractor.
- Close-Out Procedures & Proof of Completion: Ensure all masking tape and plastic are removed, appliances are returned to their original positions, switch covers are reinstalled, trash is removed, thermostats are set to the requested temperature (e.g., 75°F cooling / 65°F heating), and doors/windows are locked. Crucially, you must upload proof of completion (high-quality photos/videos) and submit to a virtual inspection via the iRestify app before departing the unit.
