Senior Facilities Manager / HVAC — Medical & Surgery CenterAbout the Position
AGHA Medical is seeking an experienced, dependable, and highly hands-on Senior Facilities Manager to oversee the daily operation, maintenance, reliability, safety, and overall condition of a modern medical and surgery center in Scottsdale, Arizona.
This is a hands-on facilities leadership position, not a strictly administrative or desk-based role. We are looking for an individual who is technically skilled, takes ownership of problems, and is comfortable personally troubleshooting facility issues while also managing preventive maintenance, inspections, vendors, contractors, and larger facility projects.
The ideal candidate will have strong commercial HVAC experience, including water-source heat pump systems, AAON equipment, cooling towers, HVAC controls, EMS/BMS/building automation systems, and practical knowledge of electrical, plumbing, construction, and general building maintenance.
The Facilities Manager is an important part of ensuring that physicians, clinical staff, employees, and patients have a safe, comfortable, reliable, clean, and properly maintained environment every day.
Key ResponsibilitiesHVAC & Mechanical Systems
- Maintain, troubleshoot, and oversee commercial HVAC systems throughout the facility.
- Demonstrate strong working knowledge of water-source HVAC and heat pump systems.
- Maintain and troubleshoot AAON HVAC equipment and comparable commercial systems serving operating rooms and other critical medical areas.
- Oversee operation and maintenance of cooling towers and associated mechanical equipment.
- Diagnose heating, cooling, airflow, and temperature-control problems and perform or coordinate appropriate repairs.
- Troubleshoot airflow issues and identify potential HVAC problems before they disrupt medical operations.
- Inspect and adjust dampers and other HVAC components as needed.
- Coordinate ductwork cleaning, inspections, and maintenance.
- Maintain appropriate temperature and humidity conditions in sensitive and critical areas.
- Troubleshoot and work with EMS/BMS/building automation systems, thermostats, sensors, actuators, and related controls.
- Monitor HVAC performance and respond promptly to abnormal conditions or equipment failures.
- Coordinate qualified HVAC contractors when repairs or specialized services require outside expertise.
Building & Facility Maintenance
Perform and/or coordinate routine facility repairs and maintenance, including:
- Door, lock, and hardware adjustments
- Drywall repairs and patching
- Painting and touch-up work
- Ceiling and wall repairs
- Minor plumbing repairs
- Minor electrical repairs, when appropriate and legally permitted
- Troubleshooting outlets, switches, lighting, and related electrical issues
- General construction and building repairs
- Preventive maintenance
- General handyman work
- Facility appearance and condition
- Identification and correction of maintenance, cleanliness, or building issues
The successful candidate will be someone who sees a problem, takes ownership of it, and follows it through to completion.
Critical Building Infrastructure
Oversee, maintain, and coordinate service for critical building systems, including:
- HVAC and mechanical systems
- Electrical distribution systems
- Plumbing systems
- Fire protection and life-safety systems
- Compressed air systems
- Backup power and generator systems
- Building automation and energy-management systems
- Cooling towers and related equipment
- Other critical utilities and building infrastructure
Coordinate qualified specialty contractors for work requiring licensed trades, inspections, specialized equipment, or technical expertise.
Preventive Maintenance & Reliability
- Develop, implement, and manage a comprehensive preventive maintenance program.
- Maintain preventive maintenance schedules for major building equipment and systems.
- Track service intervals, inspections, repairs, deficiencies, and equipment condition.
- Identify potential equipment failures before they affect patient care or medical operations.
- Reduce emergency repairs, unexpected failures, and facility downtime.
- Maintain accurate service records, warranties, manuals, equipment documentation, and maintenance histories.
- Recommend equipment repair, refurbishment, or replacement when appropriate.
- Manage outside service contractors and verify that work is completed properly and to required standards.
- Ensure maintenance issues are documented and resolved in a timely manner.
Medical & Surgical Environment
Support the infrastructure and environmental conditions required for safe and uninterrupted medical and surgical operations.
Responsibilities may include monitoring and maintaining:
- Temperature control
- Humidity control
- Environmental conditions
- Critical HVAC operation
- Utility reliability
- Sensitive equipment environments
- Clean and properly maintained facility conditions
- ESD-sensitive areas, where applicable
Experience working in a hospital, ambulatory surgery center, medical facility, operating room environment, laboratory, pharmaceutical facility, semiconductor facility, cleanroom, or other critical environment is strongly preferred.
Facility Operations & Projects
- Ensure daily medical operations can proceed smoothly without facility-related interruptions.
- Respond quickly to urgent maintenance and facility issues.
- Coordinate utility shutdowns, repairs, and facility work to minimize disruption to surgery, clinical, office, imaging, laboratory, and other operations.
- Communicate effectively with physicians, administrators, clinical staff, employees, vendors, contractors, and building personnel.
- Support facility modifications, remodeling, construction, equipment installations, and expansion projects.
- Coordinate required inspections, testing, servicing, and maintenance of critical systems.
- Maintain a safe, reliable, clean, professional, and well-maintained facility.
- Plan and prioritize work based on patient safety, operational needs, equipment reliability, and urgency.
Required Qualifications
- Minimum 7 years of experience in facilities management, commercial HVAC, engineering, construction, building maintenance, or a closely related field.
- Minimum 2 years of supervisory or facilities leadership experience.
- Extensive hands-on commercial HVAC experience.
- Strong knowledge of water-source HVAC and heat pump systems.
- Experience with AAON equipment or comparable commercial HVAC systems.
- Experience with cooling tower operation and maintenance.
- Experience troubleshooting commercial HVAC controls.
- Familiarity with EMS/BMS/building automation systems.
- Working knowledge of electrical, plumbing, mechanical, and general building systems.
- Ability to safely perform minor electrical, plumbing, and general building repairs within the scope of applicable law and training.
- Strong mechanical troubleshooting and problem-solving skills.
- Ability to manage vendors, contractors, and specialty service providers.
- Ability to prioritize urgent facility issues in an active medical environment.
- Strong organizational, communication, and follow-through skills.
- Ability and willingness to be hands-on and actively involved in facility maintenance, rather than simply assigning work to others.
- Professional, dependable, responsive, and safety-conscious approach to facility operations.

Preference will be given to candidates with experience in one or more of the following:
- Hospitals
- Ambulatory surgery centers
- Medical office buildings
- Operating room environments
- Imaging facilities

- Cleanrooms or environmentally controlled facilities
- Mission-critical commercial buildings
HVAC, electrical, facilities management, building automation, engineering, or related trade certifications are highly desirable.
What We're Looking For
We are looking for a hands-on facilities professional who takes ownership of the building.
The ideal candidate is comfortable troubleshooting an AAON unit or HVAC control issue, investigating a temperature or airflow problem, coordinating cooling tower maintenance, working with a BMS/EMS system, managing contractors, making minor building repairs, and ensuring that the facility is ready for daily medical operations.

Compensation
Annual Salary: $67,000–$78,000
Salary offers are based on the candidate's qualifications, relevant and equivalent experience, technical expertise, and internal equity within the organization.
The salary range is negotiable for exceptionally qualified candidates with significant relevant experience and advanced technical expertise.
Schedule
Full-Time
The successful candidate must be available to respond to facility issues and coordinate urgent repairs when necessary to support uninterrupted medical operations.
