Project Manager – Industrial Tilt-Up Construction

Position Overview
The Project Manager will have overall responsibility for the successful execution of ground-up industrial construction projects, with a primary focus on tilt-up warehouse, distribution, manufacturing, and other industrial facilities.
This role requires a highly organized, commercially minded construction professional who can manage budgets, schedules, contracts, design coordination, subcontractors, clients, and field operations while maintaining a high level of accountability throughout the project lifecycle.

Key ResponsibilitiesProject Leadership & Execution
- Lead the successful delivery of ground-up industrial tilt-up construction projects from preconstruction through final closeout.
- Develop and maintain comprehensive project execution plans, schedules, budgets, procurement strategies, and milestone tracking.
- Establish clear project objectives and ensure the project team remains aligned with scope, schedule, budget, quality, and client expectations.
- Partner closely with the Superintendent and field leadership to coordinate daily construction activities and maintain project momentum.
- Identify potential project challenges early and develop proactive solutions to minimize delays, cost impacts, and disruptions.
- Maintain accountability across the project team, subcontractors, vendors, and consultants.
Preconstruction & Planning
- Participate in preconstruction activities, including estimating handoff, constructability reviews, value engineering, budgeting, scheduling, and subcontractor strategy.
- Review plans, specifications, scopes of work, and contract documents to identify gaps, conflicts, and potential risks.
- Assist with project buyout, subcontractor selection, scope leveling, and contract negotiations.
- Develop project schedules and coordinate procurement of long-lead materials and equipment.
- Coordinate with design teams, architects, engineers, owners, and consultants to resolve design and constructability issues prior to and during construction.
Industrial & Tilt-Up Construction
- Demonstrate a strong understanding of tilt-up concrete construction and industrial building processes.
- Coordinate critical construction activities including sitework, underground utilities, foundations, slab-on-grade, tilt-up panels, structural steel, roofing, MEP systems, and building finishes.
- Understand sequencing and dependencies associated with large-scale industrial projects and ensure activities remain aligned with the overall schedule.
- Coordinate tilt-up panel production, erection, embeds, structural connections, and related subcontractor activities.
- Monitor critical path activities and proactively address schedule risks.
Financial & Contract Management
- Own project budgets and maintain accurate cost forecasting throughout the project lifecycle.
- Review commitments, subcontractor costs, purchase orders, invoices, and project financials.
- Manage monthly projections, cost-to-complete forecasting, and project reporting.
- Identify potential cost exposures and develop corrective action plans.
- Manage the change order process from identification and pricing through negotiation, approval, and execution.
- Administer subcontractor agreements and ensure compliance with contractual requirements.
- Monitor project profitability and work closely with leadership to achieve financial objectives.
Client & Stakeholder Management
- Serve as a primary point of contact for clients, owners, architects, engineers, and other project stakeholders.
- Build and maintain strong, professional client relationships throughout the project.
- Lead project meetings and provide clear, timely communication regarding schedule, budget, progress, risks, and decisions.
- Present project updates to leadership and clients with confidence and professionalism.
- Manage expectations and resolve issues while maintaining a solutions-oriented approach.
- Represent Martin professionally and protect the company’s reputation and client relationships.
Project Controls & Documentation
- Maintain accurate project documentation, including RFIs, submittals, change orders, meeting minutes, contracts, schedules, and closeout documentation.
- Manage the RFI and submittal process and ensure timely responses to prevent project delays.
- Monitor submittal logs and procurement schedules, particularly for long-lead industrial components.
- Utilize Procore, Bluebeam, Microsoft Project, Excel, and other construction technology to manage project information and reporting.
- Maintain organized project records throughout the project lifecycle.
Quality, Safety & Closeout
- Partner with field leadership to maintain high standards of workmanship and quality.
- Ensure projects are executed in accordance with plans, specifications, applicable codes, and Martin standards.
- Support a strong safety culture and ensure subcontractors comply with project safety requirements.
- Conduct regular project reviews and identify deficiencies before they become costly issues.
- Drive the closeout process, including punch lists, commissioning, owner training, warranties, as-builts, and final turnover.
- Ensure projects are completed with a high level of quality and client satisfaction.
Qualifications
- 5+ years of commercial construction Project Management experience, preferably with a General Contractor.
- Proven experience managing ground-up industrial construction projects.
- Strong tilt-up concrete construction experience is highly preferred.
- Experience with industrial, warehouse, distribution, manufacturing, or large-scale commercial facilities strongly preferred.
- Demonstrated experience managing projects through all phases, from preconstruction through closeout.
- Strong understanding of construction contracts, scheduling, cost control, procurement, and subcontractor management.
- Experience managing complex projects with significant budgets and multiple stakeholders.
- Strong understanding of construction sequencing, critical path scheduling, and project coordination.
- Proficiency with Procore, Bluebeam, Microsoft Project, Excel, or comparable construction software.
- Excellent written and verbal communication skills.
- Strong negotiation, problem-solving, organizational, and leadership abilities.
- Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
- Willingness and ability to travel nationally based on project requirements.
