Position Overview
The Construction Project Manager will oversee construction, tenant improvement, capital expenditure, and major repair projects across its real estate portfolio.
The position will be based at Underground Atlanta and will primarily support projects at Underground Atlanta, 34 Peachtree, and other Lalani Ventures properties as required.
The Construction Project Manager will serve as an owner’s representative responsible for coordinating contractors, vendors, tenants, consultants, permitting authorities, property management, and company leadership to ensure projects are completed efficiently, on schedule, within budget, and in accordance with project requirements.
This position reports directly to the Senior Vice President of Development.
Key Responsibilities
Construction & Project Management
· Provide overall oversight, management, and coordination of construction projects, capital improvement projects, and major repair projects.
· Manage projects from initial scope development and budgeting through bidding, permitting, construction, completion, and closeout.
· Coordinate day-to-day construction activities among contractors, vendors, consultants, tenants, property management, and internal stakeholders.
· Conduct regular site walks and project meetings to monitor progress, identify issues, and ensure work is proceeding in accordance with approved plans and project requirements.
· Identify potential project risks, delays, cost overruns, or coordination issues and proactively develop solutions.
Tenant Improvement Projects
· Coordinate and manage tenant improvement projects throughout the portfolio.
· Assist with defining and documenting Landlord Work and Tenant Work responsibilities during lease negotiations and project planning.
· Review tenant plans and construction requirements for consistency with lease obligations, building standards, and property requirements.
· Coordinate communication among tenants, tenant contractors, architects, engineers, property management, and ownership.
· Track tenant improvement schedules, permitting, landlord work obligations, and critical opening dates.
Bidding, Contracting & Vendor Management
· Develop project scopes of work and solicit competitive bids from contractors and vendors.
· Manage bidding processes for construction projects, capital expenditures, building repairs, and maintenance-related improvement projects.
· Evaluate contractor and vendor proposals for scope completeness, pricing, schedule, qualifications, and value. and assist with contractor and vendor selection.
· Review contracts, proposals, purchase orders, change orders, and other project documentation prior to execution.
· Manage contractor and vendor performance throughout the duration of each project and maintain positive and productive working relationships with contractors, subcontractors, vendors, consultants, and other project partners.
Permitting & Regulatory Coordination
· Manage and coordinate permitting activities associated with construction and tenant improvement projects.
· Track permit submissions, reviews, comments, revisions, approvals, inspections, and certificates of occupancy or completion as applicable.
· Coordinate with architects, engineers, contractors, expediters, and local permitting authorities to resolve permitting issues.
· Maintain accurate permitting logs and regularly communicate permit status to the project team and leadership.
Project Budgeting & Cost Control
· Develop and maintain project budgets for construction, tenant improvement, capital expenditure, and major repair projects.
· Track project commitments, contracts, invoices, change orders, allowances, contingency, and forecasted project costs.
· Review contractor and vendor invoices for accuracy and consistency with completed work and contract requirements.
· Identify potential budget variances and communicate anticipated cost impacts to leadership in a timely manner.
· Maintain accurate and current project cost tracking documentation.
Scheduling
· Develop, maintain, and monitor schedules for construction, tenant improvement, capital expenditure, and major repair projects.
· Track permitting, procurement, construction, inspections, tenant turnover, and completion dates.
· Identify schedule risks and work with project participants to develop recovery plans when necessary.
Project Tracking & Reporting
· Maintain project status reports, budget trackers, schedules, permitting logs, bid comparisons, contract files, change order logs, and other project documentation.
· Maintain clear records of outstanding decisions, action items, responsible parties, and required completion dates.
· Provide regular project updates to the Senior Vice President of Development, property management team, and company leadership.
Communication & Coordination
· Serve as a central point of coordination between ownership, property management, tenants, contractors, vendors, architects, engineers, and other project stakeholders.
· Keep the property management team and company leadership informed regarding construction activities that may impact tenants, building operations, access, utilities, parking, security, or public areas.
Position Characteristics
This is a hands-on, owner-side project management position. The successful candidate should be comfortable moving between the office and active construction environments throughout the day and should be equally capable of managing project documentation, budgets, schedules, contractors, and onsite construction activities.
The role requires someone who is proactive, highly organized, responsive, and comfortable taking ownership of projects and driving them toward completion.
Pay: From $70,000.00 per year
