POSITION SUMMARY
HRE Real Estate Services, Inc. is seeking an experienced Director of Commercial Property Management & Operations to lead the management, operations, and performance of a growing commercial real estate portfolio.
This is not a “check-the-box” property management role. We’re looking for someone who wants the opportunity to showcase their talent, take ownership, think creatively, and help shape how a growing commercial real estate company operates.
This role is ideal for someone who loves solving problems, building systems, improving properties, working with tenants, planning events, creating memorable experiences, and bringing a hospitality-minded approach to commercial real estate.
Specifically, this is a senior leadership role with direct responsibility for the day-to-day management of a 500,000-square-foot office building in Sandy Springs, along with oversight of a growing portfolio of retail properties. The Director will be responsible for property operations, financial performance, tenant relations, vendor management, capital projects and construction management, lease administration, and team leadership.
This position is ideal for a proactive commercial property management leader who wants more than a traditional property management role. The Director will work closely with ownership and senior leadership, help build scalable systems and procedures, and play a meaningful role in the continued growth of HRE’s property management platform.
This role is structured with a clear path toward Vice President–level responsibility as the company and portfolio continue to expand.

KEY RESPONSIBILITIES
Portfolio & Asset Operations
- Oversee the management, operations, and performance of office and retail assets
- Directly manage the day-to-day operations of a 500,000-square-foot Class A office building
- Coordinate tenant events, broker events, amenity programming, and special property initiatives that enhance tenant engagement, support leasing efforts, and strengthen the overall property experience.
- Oversee retail property operations, vendor coordination, tenant needs, and property performance
- Develop and implement strategies to enhance asset value, operational efficiency, tenant satisfaction, and overall property performance
- Ensure properties are maintained to high physical, operational, safety, and service standards
Financial Management & Reporting
- Prepare, manage, and monitor annual operating budgets and capital budgets
- Review monthly financial performance, budget variances, forecasts, and operating results
- Identify opportunities to improve efficiency, reduce unnecessary expenses, and support NOI growth
- Prepare and present regular reports regarding operational, financial, leasing-related, and project performance
- Use data, reporting, and operational insight to support informed decision-making
Tenant Relations & Lease Administration
- Maintain strong tenant relationships and serve as the senior escalation point for complex issues
- Support tenant retention efforts through responsive communication, proactive service, and effective problem resolution
- Oversee lease administration and ensure compliance with lease terms, tenant obligations, operating expense provisions, and property rules and regulations
- Coordinate with leasing, ownership, accounting, vendors, and tenants to support smooth property operations
Construction, Capital Projects & Tenant Improvements
- Lead and coordinate tenant improvement projects, capital repairs, building upgrades, and property improvement initiatives
- Work with contractors, architects, engineers, consultants, ownership, and tenants to manage project scope, schedule, budget, and quality
- Monitor project progress and ensure work is completed timely, professionally, and in accordance with approved standards
- Support capital planning and help prioritize improvements that enhance property value and tenant experience
Team Leadership & Platform Development
- Lead, mentor, and develop property management, administrative, maintenance, engineering, and support personnel
- Build scalable systems, procedures, checklists, reporting standards, and operating practices as the portfolio grows
- Foster a high-performance culture built on accountability, professionalism, responsiveness, and teamwork
- Help create consistency across the property management platform as HRE expands
Vendor, Compliance & Risk Management
- Select, negotiate, and manage vendor contracts and service providers
- Monitor vendor performance for quality, cost control, responsiveness, and compliance
- Ensure compliance with applicable local, state, and federal requirements, including safety, environmental, accessibility, and risk management standards
- Conduct regular property inspections to maintain high standards for maintenance, cleanliness, safety, and tenant experience
THE IDEAL CANDIDATE
The ideal candidate is a proactive commercial property management leader who is comfortable operating at both the strategic and hands-on level. This person should be financially disciplined, highly organized, tenant-focused, construction-capable, and able to lead teams, vendors, projects, events, and ownership communication with professionalism and accountability.
The right candidate will be an independent thinker with strong initiative, sound judgment, and the ability to work with limited direction. This role requires someone who can think creatively, anticipate needs before they become problems, improve processes, and develop practical solutions in a fast-moving environment. This role requires someone who can think outside the box, improve existing processes, identify opportunities to enhance the tenant experience, and help create value across the portfolio.
Because the property includes tenant-facing amenities, events, and hospitality-style programming, the ideal candidate should also be comfortable coordinating building events, tenant engagement initiatives, vendor logistics, and special projects that support leasing, retention, and overall property appeal.
REQUIRED QUALIFICATIONS
- 7–10 years of commercial property management experience
- Minimum of 3 years in a leadership or supervisory role
- Strong experience managing office and/or retail commercial properties
- Demonstrated experience with budgeting, financial analysis, variance reporting, and operating expense management
- Experience overseeing construction management, tenant improvement projects, capital projects, and vendor coordination
- Strong understanding of commercial leases, lease administration, tenant obligations, and property compliance requirements
- Strong initiative, independent judgment, and ability to think creatively while solving operational, tenant, vendor, and property-related challenges.
- Proficiency in Microsoft Office and property management/work order software
- Excellent written and verbal communication skills
- Strong organizational, decision-making, and problem-solving abilities
- High level of professionalism, discretion, and business ethics
PREFERRED QUALIFICATIONS
- Bachelor’s degree in Business Administration, Real Estate, Property Management, or related field
- Real Estate License
- Experience with Class A office buildings
WORKING CONDITIONS & REQUIREMENTS
- This is an in-office, property-facing leadership role based in Sandy Springs, GA
- Regular on-site presence is required to effectively oversee operations, tenants, vendors, staff, capital projects, and property performance
- Valid driver’s license required
- Successful completion of a criminal background check required
GROWTH OPPORTUNITY
This position is structured to evolve into a Vice President–level role, with expanded oversight of portfolio growth, team leadership, operational strategy, and company-wide property management standards as HRE Real Estate Services continues to scale.
