Assistant Property Manager

Location: Downtown Atlanta, GA
Job Type: Full-Time

Position Summary

We are seeking an experienced, dependable, and confident On-Site Assistant Property Manager to support the day-to-day operations of the building.

Our Property Manager handles many administrative responsibilities remotely. This position will serve as the on-site eyes and ears of management — monitoring the property, coordinating with Security, Maintenance, cleaners and vendors, communicating with residents and guests, and making sure building issues are properly followed through.

This is a hands-on operations role, not primarily a desk position. We are looking for someone who is observant, proactive, assertive, organized, and comfortable handling difficult situations and personalities.

Responsibilities

Maintain an active and visible presence throughout the building.
Regularly walk the lobby, hallways, entrances, parking areas, and common areas.
Monitor ButterflyMX access activity and CCTV cameras throughout the workday.
Watch for unauthorized individuals, unusual activity, large gatherings, and potential building-rule violations.
Coordinate with Security when security or access issues arise.
Check that building doors are secured and not left open or propped.
Identify maintenance issues and coordinate with Maintenance and appropriate vendors.
Communicate cleanliness concerns to cleaning personnel.
Track maintenance requests, repairs, vendor visits, and outstanding issues and follow up until completed.
Communicate regularly with Security, Maintenance, cleaners, vendors, residents, hosts, and the Property Manager.
Assist residents and guests with routine building-related questions and concerns.
Prepare parking passes and assist with building access procedures.
Professionally communicate and enforce building policies when necessary.
Respond appropriately to alarms, elevator issues, security incidents, leaks, and other building emergencies according to established procedures.
Document significant incidents and keep management informed of important building activity.
Complete a handoff with Security before leaving each shift.

This position does not require the employee to personally perform skilled repairs or physically remove unauthorized individuals. The Assistant Property Manager is expected to identify problems, coordinate the appropriate response, and escalate security or safety situations when necessary.

Ideal Candidate

We are looking for someone with a strong professional presence who is comfortable taking responsibility for the day-to-day operations of a busy residential building.

Relevant backgrounds may include condominium, HOA or apartment management; hotel or hospitality operations; hotel Front Office or Night Management; building/facilities operations; security coordination; or vendor and contractor management.

The ideal candidate is:

Confident, assertive, and not easily intimidated
Comfortable dealing with difficult or confrontational individuals
Calm under pressure and able to exercise good judgment
Skilled in conflict management and de-escalation
Highly observant, proactive, and willing to address issues rather than ignore them
Reliable, organized, and strong at follow-through
Able to work independently and make sound day-to-day decisions
Comfortable communicating with residents, guests, Security, Maintenance, vendors, contractors, and management
Comfortable using CCTV cameras, access-control systems, email, text messaging, and basic property-management technology
Able to recognize when a situation can be handled routinely and when it needs to be escalated

Bilingual or multilingual ability is a plus.

Schedule & Availability – Essential Requirement

Schedule flexibility is an essential requirement of this position.
Building operations do not always follow traditional 9-to-5 business hours. The successful candidate must be willing and able to adjust working hours based on building needs.
Friday and Saturday are particularly important operational days and may occasionally require later or extended hours depending on resident activity and building needs.
Occasional after-hours/on-call availability may also be required for urgent building situations.
Candidates who require a strictly fixed 9-to-5 schedule may not be a good fit for this position.

Compensation

$60,000–$70,000 per year, depending on experience and qualifications.

We are looking for someone who takes ownership of what happens in the building: notice problems, take appropriate action, communicate with the right people, and follow through until issues are resolved.
