Storage Property Co-Manager – Roseville, CA. Join a Growing, Family-Owned Company with Long-Term Career Opportunities

Security Public Storage is a respected, family-owned self-storage operator with 53 locations across California, Oregon, Nevada, Maryland, and Virginia. Known for operational excellence and long-term employee growth, SPS offers stable careers within a supportive, professional environment.

We are seeking a driven, customer-focused professional to help oversee our high-performing facility in Roseville — one of the Sacramento area’s most desirable communities, located in an upscale neighborhood.

Position Overview

As the Co-Manager, you will oversee daily operations, deliver an elevated customer experience, and help drive occupancy and revenue performance.

Typical Schedule:
Tuesday–Saturday | 10:00 AM – 6:00 PM

Compensation & Benefits Performance Incentives

1.5% commission on monthly gross revenue above the established threshold
3.75% commission on all merchandise sales (locks, boxes, packing supplies)
U-Haul commission averaging approximately $1,000 per month (equivalent to roughly $5.75/hour)

Estimated total compensation averages approximately $22–$24/hour equivalent, with additional earning potential tied to performance.

Comprehensive Benefits Package

Medical coverage through Kaiser Permanente (HMO, PPO, and HSA plans)
SPS covers approximately 80% of employee premiums for sponsored medical plans
Medical, dental, and vision eligibility after 60 days

The Opportunity

You will be entrusted with:

Leading the daily performance of a busy, high-visibility property
Creating a welcoming and professional customer experience
Driving occupancy and revenue growth
Representing the SPS brand within the local community
Maintaining a property that reflects safety, care, and operational excellence

Key Responsibilities

Oversee all day-to-day property operations
Partner with team members to maximize sales, marketing, occupancy, and revenue
Deliver outstanding customer service and professionally resolve concerns
Convert phone, online, and walk-in inquiries into long-term customers
Execute leases and maintain accurate documentation
Reduce delinquency through proactive customer communication
Build relationships with neighboring businesses and community partners
Audit inventory and complete administrative responsibilities
Maintain exceptional curb appeal throughout the property
