Family Heirloom Storage is looking for a highly motivated, hands-on Multi-Property Manager to take ownership of three self-storage facilities located in:
· Augusta, Georgia
· Waynesboro, Georgia
· Bamberg, South Carolina
This is not a position for someone who wants to spend every day sitting behind a desk.
We are looking for someone who enjoys running properties, solving problems, working with customers, being involved in the community, and seeing the results of their work.
The Multi-Property Manager will personally manage these facilities and will be directly responsible for their performance, appearance, customer experience, occupancy, revenue, collections, local marketing, and overall operations.
Regular travel between the three properties is required.
What You Will Be Responsible For
Property Performance
You will take ownership of the overall performance of your assigned properties, including:
· Occupancy
· Move-ins and move-outs
· Delinquency
· Collections
· Rental rates
· Property revenue
· Ancillary revenue
· Lead activity
· Lead-to-rental conversion
· Online customer reviews
· Property expenses
· Operating within established budgets
· Auction inventory
We want a manager who understands their numbers and actively looks for ways to make each property perform better.
Customer Service & Issue Resolution
Our phone team handles many routine customer calls, but some situations require someone physically at the property.
You will:
· Meet customers when in-person assistance is needed
· Resolve access and unit issues
· Investigate customer complaints
· Help resolve difficult customer situations
· Provide professional and respectful service
· Document important customer interactions
· Escalate serious, unusual, or legal situations to management when necessary
Property Appearance
Our properties are a reflection of our company and our brand.
You will be responsible for making sure each property is clean, attractive, secure, and ready for customers.
Responsibilities include:
· Walking and inspecting each property regularly
· Maintaining overall property cleanliness
· Making sure vacant units are cleaned and rent-ready
· Cleaning units from time to time when needed
· Removing small amounts of debris when practical
· Coordinating vendors for larger cleanouts
· Arranging trash pickup and disposal
· Monitoring landscaping
· Checking signage
· Checking property lighting
· Monitoring gates, doors, locks, and access systems
· Identifying maintenance needs
· Following up to make sure repairs are completed
· Maintaining strong overall curb appeal
You are not expected to personally perform every repair, but you are expected to make sure problems get solved.
Property Inspections & Unit Audits
You will routinely inspect and verify:
· Unit inventory
· Vacant units
· Locks and overlocks
· Gate and access systems
· Security cameras
· Lighting
· Signage
· Landscaping
· Property cleanliness
· Office condition
· Tenant belongings outside units
· Unauthorized vehicles
· Trash and debris
· Overall property condition and curb appeal
Any discrepancies or concerns should be investigated and corrected promptly.
Collections, Liens & Auctions
Our phone team assists with routine collections, but the Multi-Property Manager plays an important role in delinquency and auction activities.
Responsibilities include:
· Contacting delinquent tenants when manager involvement is needed
· Assisting with collections
· Monitoring lien and auction progress
· Verifying property-level auction steps are being completed
· Cutting locks
· Photographing and videoing auction units
· Inventorying unit contents when required
· Meeting auction buyers
· Making sure purchased auction units are cleaned out on schedule
· Reporting problems or discrepancies promptly
Local Marketing & Community Involvement
We do not believe a storage manager should simply wait for customers to find us.
You will actively help build the Family Heirloom Storage name in each community by:
· Visiting local businesses
· Building relationships with apartment communities
· Connecting with Realtors and real estate offices
· Developing relationships with moving companies
· Building relationships with contractors and local businesses
· Creating referral partnerships
· Distributing approved marketing materials
· Participating in community events
· Organizing local property events
· Helping create local social media content
· Looking for new ways to generate leads and rentals
We want a manager who is comfortable getting out into the community and helping grow the business.
Maintenance & Vendor Coordination
You will help make sure maintenance concerns are identified and completed.
Responsibilities include:
· Identifying maintenance needs
· Coordinating with company maintenance personnel
· Coordinating approved outside vendors
· Meeting vendors at properties when necessary
· Following up on incomplete work
· Confirming repairs are completed properly
· Reporting larger safety or capital concerns to management
Weekly Communication
You will provide regular updates regarding:
· Occupancy
· Move-ins and move-outs
· Delinquency
· Collections
· Auctions
· Revenue
· Lead activity
· Rental conversions
· Customer issues
· Reviews
· Maintenance
· Property appearance
· Marketing activity
· Expenses
· Items requiring management attention or approval
Significant issues should be communicated when they happen rather than waiting for a weekly report.

Territory & Travel
This position will manage properties in:
Augusta, GA
Waynesboro, GA
Bamberg, SC
Regular travel between assigned properties is required.
A valid driver’s license and reliable transportation are required.
A company card will be provided for approved fuel and business-related travel expenses between assigned properties.
Compensation
Starting Salary: $40,000 per year
