Job Overview
Landers Premier Flooring is seeking an experienced custom-builder flooring professional to manage and grow relationships with custom homebuilders throughout Austin and the surrounding Texas Hill Country.
This is not an entry-level flooring position. Candidates must have direct experience working with custom builders and understand the detail, responsiveness, accuracy, and follow-through required to manage flooring packages for high-end residential construction.
A successful candidate will be expected to develop new accounts, expand relationships within the Austin building community, and identify opportunities with custom builders, luxury remodelers, interior designers, architects, and related professionals.
Landers Premier Flooring is a family-owned Austin company established in 2005. We offer a 6,000-square-foot showroom, extensive product selection, experienced installation support, and a strong reputation for managing flooring projects from initial takeoff through final installation.
What You Will Do
Builder and Account Management
- Manage existing custom-builder accounts and develop new relationships.
- Serve as the primary flooring contact for builders, project managers, superintendents, designers, and homeowners.
- Build long-term relationships based on responsiveness, accuracy, consistency, and trust.
- Learn each builder’s processes, expectations, pricing requirements, and construction standards.
- Maintain regular communication throughout bidding, selections, ordering, construction, installation, and closeout.
- Identify opportunities to expand business within existing accounts.
- Develop relationships with new custom builders and other qualified referral partners.
Estimating and Proposals
- Review architectural plans, specifications, finish schedules, and construction documents.
- Perform or coordinate accurate flooring takeoffs and onsite measurements.
- Prepare professional bids, proposals, allowances, and client-facing documentation.
- Develop product and pricing programs that meet builder, homeowner, and project requirements.
- Evaluate material quantities, waste factors, installation requirements, transitions, floor preparation, and related job costs.
- Maintain accurate pricing, margin, and profitability information.
- Process upgrades, revisions, addenda, and change orders.
- Work with internal estimating and administrative support when appropriate while remaining accountable for the accuracy and completeness of each proposal.
Selections and Product Guidance
- Conduct flooring selection appointments with builders, designers, and homeowners.
- Recommend carpet, hardwood, LVP, laminate, tile, natural stone, and related materials based on design intent, construction requirements, budget, and performance.
- Help clients understand product differences, installation considerations, lead times, maintenance requirements, and upgrade opportunities.
- Prepare organized selection documentation for the builder and client.
Project Management
- Manage flooring projects from initial bid through final completion.
- Coordinate ordering, delivery, installation scheduling, and jobsite readiness.
- Work closely with the Landers installation manager, scheduler, office staff, vendors, and installation crews.
- Attend construction meetings, walkthroughs, and jobsite appointments as required.
- Monitor construction schedules and respond quickly when timelines or field conditions change.
- Confirm site conditions before installation.
- Track materials, back orders, lead times, and project deadlines.
- Address field issues and communicate proposed solutions clearly.
- Review project costs and margins throughout the job.
- Assist with receivables and payment collection when necessary.
- Ensure projects are completed professionally and in accordance with builder and customer expectations.
Territory and Schedule
The territory includes:
- Austin
- Surrounding communities
- The Texas Hill Country
- Communities extending west through the Lake LBJ area
The role is primarily Monday through Friday, with no regular Saturday requirement.
Custom construction sometimes requires early jobsite meetings, evening homeowner selection appointments, or schedule adjustments. Candidates should be flexible when an important project or client requires it.
When not meeting with builders, visiting jobsites, conducting selections, or participating in legitimate business-development activities, the salesperson is expected to work from the Landers Premier Flooring showroom.
This position reports directly to one of the company’s owners.
What We Are Looking For
- At least two years of direct custom-builder flooring sales, account-management, or project-management experience.
- Broader flooring-industry experience is required.
- Demonstrated understanding of custom residential construction and builder expectations.
- Experience reading plans and completing or reviewing flooring takeoffs.
- Experience preparing detailed estimates, bids, proposals, and change orders.
- Strong technical flooring and installation knowledge.
- Experience managing multiple construction projects and deadlines simultaneously.
- Ability to communicate effectively with builders, superintendents, designers, homeowners, installers, vendors, and internal team members.
- Strong organization, urgency, follow-up, and problem-solving skills.
- Ability to manage pricing, costs, gross profit, and project profitability.
- Professional judgment and the ability to resolve issues without unnecessary escalation.
- Experience with RFMS, Pacific Solutions FloorManager, or another flooring estimating or management system is preferred.
- Valid driver’s license and reliable personal vehicle.
- Ability to travel throughout Austin and the Hill Country territory.
- Ability to carry samples and measuring equipment.
Existing relationships with Austin-area custom builders, remodelers, interior designers, architects, or other industry professionals are strongly preferred. Candidates with an established and portable book of builder relationships are especially encouraged to apply.
A college degree is not required. Relevant flooring and custom-builder experience, relationship skills, drive, technical knowledge, and results are substantially more important.
Compensation
This is a performance-based sales position with significant earning potential.
- Estimated annual earnings range: $100,000–$350,000
- Expected first-year earnings for a qualified custom-builder flooring professional: $100,000–$150,000
- Successful established account managers: $150,000–$225,000
- Top performers: $225,000–$350,000
A guaranteed salary will be provided during an onboarding and training period. The length of that period will depend upon the candidate’s experience, flooring knowledge, existing relationships, and familiarity with our systems.
After the training period, compensation transitions to a commission structure tied to gross profit.
Actual earnings are not guaranteed and depend on account volume, gross profit, project performance, relationship development, and individual results.
