Full Job Description

We are seeking a dynamic, customer-focused Assistant Community Manager to work for a 140-unit 55+ LIHTC community located in Lawrenceville, GA. Tax credit (LIHTC) and resident programming experience is a must.

Work schedule: Monday - Friday 8:00am-5:00pm (Some evenings and weekends may be required to meet business needs).

Salary is commensurate with experience.

OneStreet Residential is a smoke-free environment in all locations.

The Assistant Community Manager assists the Community Manager with the day-to-day operations of the community to achieve established budgeted financial and operational goals.

Role and Responsibilities:

Comply with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
Conduct tours, review and update the waitlist, accept prospective resident applications and lease renewals per company standards. If applicable, submit applications to Compliance for approval.
Comply with any community program requirements (e.g., Low Income Housing Tax Credit, Bond, HOME, etc.).
Responsible for data accuracy in the property management and marketing systems.
Collect and deposit applicable bank and security deposits, rents, other fees, and ancillary revenue.
Walk and inspect the community to ensure that the physical aspects of the community, grounds, buildings, and amenities meet established standards for safety, cleanliness, and appearance. Touch clean vacant units.
Assist the RSC with completing the monthly resident calendar by inputting and reviewing reoccurring activities.
Promote resident satisfaction and retention by gathering information needed to respond to concerns, questions, and requests in a timely manner, and coordinate with the Community Manager to resolve and address issues.
Gather information and complete incident reports.
Participate and collaborate in marketing efforts to increase occupancy. Gather, share, and collaborate to interpret current market and economic trends that may impact the community .
Work with the maintenance team to ensure prompt and courteous response to maintenance requests. Enter, close and follow-up on work orders through to completion.
Complete and submit reports timely.
Oversee community operations and staff in Community Manager’s absence.
Provide friendly communication and exceptional service while adhering to Fair Housing guidelines.
Assist the team with resident functions.  This may occasionally include after-hours events, including weekends.

Job Qualifications:

High school diploma or equivalent, some college preferred
1+ years of residential property management
Valid driver’s license, automobile insurance, reliable vehicle
1+ years of affordable housing experience with Low Income Housing Tax Credit, HOME and/or Bond financing, (if applicable to the community)
Knowledge and understanding of Violence Against Women Act (VAWA)
Exceptional customer service skills 
Problem solving skills
Excellent oral and written communication skills
Ability to manage multiple tasks simultaneously
Able to take initiative, set priorities and deadlines, respond quickly and work with a high degree of accuracy
Able to maintain confidentiality and maintain appropriate discretion

Technology Experience:

Property management software experience including RealPage
General knowledge of Microsoft Office applications

Physical Requirements:

This position generally performs work in a typical office environment.  Regularly walk to inspect all inside and outside areas of the community.  Perform in an environment prone to high levels of distraction, dealing with a wide variety of challenges, deadlines, and a varied and diverse array of people.  Be able to occasionally lift up to 30 lbs.
