Summary
Responsible for the purchase of funded/shipped loans by the investors; Ensure that the conditions of suspended loans are cleared in a timely manner and the loans purchased.
Essential job functions
1. Follow-up with investors for status of shipped loans. Follow-up with Investors on conditions that have been sent and the time frame for the receipt a purchase advice.
2. To work on suspended loan files within 1-2 days of the loan being suspended by the investor; have all conditions cleared and the loan purchased within the investor’s required timeframes (depending on type of commitment) to avoid incurring additional penalties.
3. Notify the branch of any conditions needed that cannot be cured without branch support (i.e. items needed from the borrower, or from the borrower’s CPA, attorney, etc.). Attempt to obtain any additional items needed without going back to the branch (i.e. corrections to appraisals, corrections to the insurance, and prelims, etc.). Objective must be to have the loan purchased as quickly as possible without penalty.
4. Monitor investor’s website for suspense items. Monitor Investor’s loan report against LOS reports to ensure all loans are accounted for and the shipped file was received at the investors.
5. Monitor Byte LOS reports and send out suspense reminders when conditions have not been received from the branches in the timeframe given to them OR within the time the branch estimated they would have the item. Keep detailed notes in LOS system for Post-Closing Manager, and Executive Management Team to review.
6. Input codes for department errors into LOS system to allow department managers to be able to monitor errors for possible training needed, etc.
7. Inter-face with the respective corporate departments to obtain corrected loan documents that need to be re-signed or re-recorded, MICs, LGCs, corrected CDs).
8. Advise Post Closing Supervisor of any potential issues or problems that may delay a loan from being purchased or any possible denials. Inform Post Closing Supervisor and Credit Risk Manager immediately of actual loan denials.
9. Be aware of Investor’s turn times and penalties for the loan not being purchased by the expiration date or the “cure by” date.
10. Review the suspense notice for any possible erroneous conditions before contacting the branch.
11. Work as a team to help ensure co-workers meet their cure-by dates and be willing to speak-up and ask for help in solving problems that may arise on your designated pipeline
12. Responsible for registering and transferring MERS as well as making revisions or corrections to existing registrations and transfers.
Minimum Requirements
One year of mortgage banking experience.
Abilities required
1. Good communication skills (written and oral)
2. Strong PC and Microsoft skills
3. Must possess customer Service skills
Compensation Disclosure
This is a non-exempt, hourly position. The pay range for this role is $17.50 to $25.97 per hour, depending on experience and qualifications. Overtime is paid in accordance with California state and federal labor laws. Additional compensation, such as bonuses or incentive pay, may be available based on performance and business needs.
At-Will Employment
This position is classified as at-will employment in accordance with California law. Employment may be terminated by either the employer or employee at any time, with or without cause or notice, subject to applicable law.
Work Location
This position is primarily based in our office located at 1200 Discovery Dr, Bakersfield Ca. Regular in-office attendance is required during standard business hours.
