TITLE: Loan Processor (Document Detective, Closing Conductor, Detail Devotee)

The Craft You'd Be Practicing
Behind every family's move-in day is a Loan Processor who made sure every 'i' was dotted and every 't' was crossed — sometimes twice. At [A Wonderful Mortgage Company], the Loan Processor is the vital bridge between a loan application and a closed loan. You'll review, validate, communicate, and orchestrate — ensuring that every document, figure, and condition is in perfect harmony before anything reaches the Underwriter's desk.
We follow the traditional processing model, which means by the time a loan lands in Underwriting, it has been thoroughly reviewed, scrubbed of discrepancies, and dressed for success. No loose ends, no mystery documents, no surprises.
Standard expedition load: Carry 20–30 loans in process at any given time, guiding 15+ loans per month safely to the closing table.
Your Daily Craft (a.k.a. Responsibilities)
✦ Within 72 hours of receiving a file, ensure all minimum standards are met — fees, documentation, closing schedule, and application accuracy. Think of it as your opening inspection of the treasure map before the journey begins.
✦ Review loan and credit documents with a discerning eye, keep Encompass up to date, and run the Automated Underwriting System (AUS) to obtain automated approval.
✦ Order and review appraisals, confirm UCDP submission, and ensure timely delivery to customers. Procure and provide condominium documents when applicable.
✦ Run DataVerify DRIVE reports, clear any alerts, check MERS, and review 4506-C/8821 forms and flood certifications — the behind-the-scenes detective work that keeps everything airtight.
✦ Send a warm Welcome Letter requesting any additional documents needed, then submit the loan to Underwriting for approval in a timely manner.
✦ Obtain and upload all credit conditions, and review appraisal conditions and related items at least 72 hours before closing — no last-minute scrambles on your watch.
✦ Ensure the loan reaches "approval" milestone status no fewer than 3 business days before closing. Submit to the PMI company and obtain any additional approvals needed (CDA, Rural Housing, Down Payment Assistance, etc.).
✦ Complete the closing coordination sheet, verify fees, prepare any refund requests, and follow up diligently to ensure the closing goes off without a hitch.
✦ Lend a hand in acquiring post-closing loan purchase requirements as needed — because your care for the file doesn't vanish the moment the ink is dry.
What You Bring to the Table (a.k.a. Requirements)
✦ A high school diploma or equivalent experience — the foundation of your professional story.
✦ 3+ years of experience in the mortgage industry. Highly preferred — this role rewards those who know the terrain.
✦ Familiarity with loan processing software; Encompass earns enthusiastic bonus points.
✦ The ability to analyze financial documents and ensure compliance with applicable regulations — you see both the forest and the trees.
✦ Exceptional organizational skills, sharp attention to detail, and a natural instinct for prioritization.
✦ The discretion of a trusted vault keeper when handling sensitive borrower information.
✦ Communication skills that work gracefully across every level of the organization — from borrowers to branch managers.
✦ Proficiency in Microsoft Office Suite (the reliable old guard).
