Maintenance Technician

Location: Kirkland/Redmond area
Salary: $24.00 - $34.00 per hour
Job Type: Full-time, 40 hours/week
Schedule: 8-hour shifts (Monday-Friday), on-call required and overtime available

Position Overview:
Are you an efficient Maintenance Tech with a knack for problem-solving and a passion for delivering top-notch service? Redside Maintenance, LLC is looking for a skilled Maintenance Technician to join our dynamic team, maintaining and enhancing our Kirkland/Redmond apartment buildings. Enjoy the satisfaction of being a key player in creating a safe, comfortable, and beautiful living environment for our residents, all while being appreciated and rewarded for your hard work.

Responsibilities:

Respond promptly and professionally to resident work orders, staff requests, and maintenance concerns via AppFolio.
Perform basic electrical repairs, including fixing appliances, fixtures, switches, outlets, circuits, and related items.
Assist with light plumbing tasks such as clearing stoppages, replacing fittings, and addressing minor leaks.
Conduct carpentry work, such as adjusting doors, freeing windows, and performing interior and exterior painting.
Replace and repair various items, including screens, garbage disposals, fixtures, appliances, blinds, and locks.
Support apartment move-in and move-out inspections and collaborate with the Maintenance Supervisor, Property Manager, or onsite managers during vacant apartment inspections.
Complete the unit turnover process for vacant apartments as directed, ensuring readiness for new residents.
Maintain knowledge of water and gas meter shut-offs, apartment fixture shut-offs, and sewer clean-outs.
Keep accurate records of work orders, tasks completed, purchase orders, and scheduled maintenance.
Report maintenance or resident-related concerns to the manager in a timely manner.
Conduct periodic inspections of building exteriors and common areas, performing necessary repairs and janitorial duties.
Ensure that storage areas and entrances are securely locked and maintain proper lighting in all areas.
Attend and participate in regular maintenance meetings as required.
Comply with all OSHA (Occupational Safety and Health Act) standards and company safety procedures.
Ensure effective and professional communication with residents, contractors, and the property management team regarding all maintenance services.
Perform other duties as assigned.

Qualifications:

Minimum 2 years of apartment building maintenance experience.
Strong mechanical and electrical skills.
Excellent time management and organizational skills.
Proficient computer skills; experience with AppFolio is a plus.
High school diploma or equivalent; trade school is an advantage.
Ability to read and comprehend work orders and equipment manuals.
Strong interpersonal and communication skills.
Willingness to work outside of strictly repair maintenance tasks.

Working Conditions:

Exposure to dust, fumes, solvents, variable light conditions, noise, and inclement weather.
Ability to work evenings, weekends, and holidays as required.
