Full Job Description

NAI Sun Vista, a leading commercial real estate, property management, and construction firm in New Mexico, is seeking an outstanding candidate for a Commercial Property Manager position in our Albuquerque office. We are willing to train the right individual with the drive and aptitude to succeed in the industry.

The ideal candidate will bring strong accounting skills, a background in commercial construction, excellent customer service, a collaborative attitude, and a sense of humor. We’re looking for someone who is organized, solutions-oriented, and thrives in a fast-paced team environment.

The Property Manager is accountable to protect, maintain and enhance the value of commercial real estate assets to maximize the owner's financial return and for the benefit of the tenants, consumers and the community. This position represents the property owner to both the tenants and the public.

Required Education and Experience:

Current New Mexico Real Estate License in Good Standing or ability to obtain a license within 90 days of employment. Company will pay related expenses to obtain a license.

Essential Functions:

Oversee daily operations, finances, and tenant relations for business properties (offices, retail, industrial), handling leasing, maintenance, budgeting, marketing vacancies, enforcing leases, and ensuring property profitability and compliance with regulations to maximize owner ROI. Key duties include rent collection, maintenance coordination, lease negotiation, financial reporting, and maintaining strong tenant/vendor relationships.

Specifically:

Manage property files including tenants, insurance certificates, loans, banking and vendors.
Process A/P and A/R, which includes preparing bank deposits.
Prepare monthly financial reports and discuss with property owners.
Tenant interaction.
Track loan maturities and due dates.
Collect delinquent rents, lease issues, rent increases and insurance requirements.
Prepare annual property budgets.
Responsible for OPEX reconciliations and other recovery calculations.
Responsible for maintenance requests and inspection report work orders.
Prepare lease abstracts.
Responsible for managing leases including interpretation of terms and conditions.

Preferred Education and Experience:

Two to four years of experience in commercial property management and related accounting
Commercial construction knowledge
CPM credentials preferred

Physical Requirements:

Physical requirements involve prolonged periods of sitting at a desk and working on a computer. Being mobile to inspect properties (walking, bending, stooping), often lifting light to moderate loads (up to 15 lbs), frequent communication (hearing/speaking), constant computer/document use (sight), and sometimes working outdoors in varied conditions, requiring a valid license and reliable transport for site visits, with core tasks focusing on building upkeep coordination, tenant relations, and financial oversight rather than intense physical labor.
