Full Job Description

PROJECT MANAGER

POSITION OVERVIEW

Project Managers are responsible for the successful completion of a project from preconstruction through project closeout within schedule and budget. Safety and quality control measures are paramount to the success of all projects. Additionally, Senior Project Managers actively coach and mentor team members for growth and development in the building envelop specialty business.

KEY RESPONSIBILITIES

· Responsible for the preconstruction phase of assigned projects.

· Facilitates construction start through project closing as a liaison with the owner of assigned projects.

· Ensures contract scope is understood by the entire site team.

· Responsible for the production, quality, safety, and timely profitable completion of assigned projects.

· Supervises and evaluates assigned team members and maintains a positive working environment for the site team.

· Prepares for and attends client introduction meetings and project interviews.

· Ensures timely award, preparation, and execution of competitive and complete subcontracts, professional service contracts, and purchase contracts.

· Prepares final construction budgets and reviews general contract.

· Prepares timely and accurate requisitions and ensures that all monies due are collected in a timely manner.

· Understands and executes terms, conditions, and requirements of the general contract.

· Holds self, team, client, subcontractors, and vendors to the requirements of the general contract and subcontracts.

· Conducts all progress meetings with clients, general contractors, and subcontractors.

· Requires weekly progress meetings with subcontractors.

· Prepares change orders and time extensions in a timely manner and follows up on them through the approval process and payment.

· Prepares and maintains a change order log which will support and validate the projections on the change order cost report.

· Approves all transaction orders, invoices, and requisitions, ensuring accounting procedures in the field are following company procedures.

· Coach, mentor, and train direct reports to establish and achieve job performance and assist with professional development.

· Ensure the project schedule is prepared in a timely manner and represents the logical/detailed progression of work with reasonable time frames for completion of milestones and overall completion.

· Ensures the site team understands, implements, and updates the schedule on a regular cadence.

· Work closely with the preconstruction department during the preconstruction process to provide valuable input that will result in a successful project.

· Conduct at least weekly discussion with superintendents about job progress and staff.

· Resolve any contract disputes quickly and fairly so as not to delay any part of the project.

· Maintains professionalism and integrity with clients, subcontractors, and vendors.

· Promotes a positive company image through professional and fair business relationships.

· Exceeds client expectations.

· Attend required corporate meetings and training programs.

· Perform additional duties as assigned.

SAFETY AND QUALITY CONTROL

· Ensures that the Company’s safety and quality control programs are always enforced on all projects.

PREFERRED QUALIFICATIONS

· Four (4)-year degree in an accredited construction-related curriculum or experience equivalent to a 4-year degree.

· Cumulative total of at least five (5) years of progressive experience in building envelop solutions.

· Demonstrated ability to lead, coach, and train team members for performance and profession development.

· Demonstrated success in managing multiple projects and teams.

· Demonstrated high level of achievement in the areas of project management, estimating, scheduling, budget/cost control, negotiation, field supervision, and financial reporting.

· Demonstrated ability to calmly and professionally resolve or escalate issues with clients, subcontractors, and other third parties in a timely manner.

· Substantial knowledge with solicitation, negotiation, award, and management of subcontracts, including preparation of bid and subcontract scope language.

· Strong understanding of scheduling logic and constraints.

· Proficient with project management software, Microsoft Excel, Word, and Project.

· Substantial knowledge of AIA contract documents.

· OSHA 30 Certification.

PHYSICAL JOB DEMANDS AND WORKING CONDITIONS

While performing the duties of this job, the employee is regularly required to sit, stand, walk, talk, hear, drive, kneel, stoop, reach, bend, climb, touch and grasp, handle, or feel objects, tools, or controls. The employee frequently is required to reach with hands and arms. The employee must occasionally lift and/or move up to 25 pounds. Special vision abilities required by this job include close vision, depth and peripheral vision, and the ability to adjust focus. The noise level in the work environment, particularly when in the field, can vary significantly and at times be very loud. Responsibilities include driving to and from project sites to the office and any other meetings that take place across MD, VA & DC.
