Part-Time Manufactured Home Community Manager
Location: 3531 Antor, Newaygo, MI 49337
We are seeking a reliable, responsive part-time Community Manager to assist with the day-to-day oversight and revitalization of a manufactured home community located in Newaygo, Michigan.
This is a highly flexible position with no fixed office hours. Most responsibilities can be completed on a flexible schedule; however, the manager must live close enough to the property to visit regularly and respond on short notice when an issue requires an on-site presence.
The community will be undergoing significant improvements, including landscaping, road paving, infrastructure work, property cleanup, home demolition, and the installation of new manufactured homes. We need someone who can serve as ownership’s eyes and ears on the ground, monitor active projects, and help ensure work is completed correctly and to a high standard.
Responsibilities
Respond to resident questions, concerns, and maintenance requests using a company-provided Google Voice phone number.
Regularly drive through and inspect the community for maintenance issues, rule violations, abandoned property, safety concerns, and other operational issues.
Document property conditions and provide ownership with updates, photographs, videos, and recommendations.
Post and deliver community notices, rule-violation notices, late-payment notices, and notices related to potential evictions, as directed by ownership.
Communicate professionally with residents regarding community rules, property conditions, construction activity, and ongoing improvement projects.
Coordinate with and oversee vendors and contractors performing work at the property.
Monitor major community improvement projects, including landscaping, road paving, drainage, utility and infrastructure work, home demolition, cleanup, repairs, and new-home installation.
Perform regular quality-control inspections while work is underway and after projects are completed.
Compare completed work against the approved scope, contractor proposal, or ownership instructions.
Identify incomplete, defective, unsafe, or poor-quality work and promptly report concerns to ownership.
Photograph project progress before, during, and after completion.
Confirm that contractors arrive as scheduled, perform the agreed work, clean up the jobsite, and complete required corrections.
Help coordinate contractor access, resident communication, material deliveries, inspections, and project scheduling.
Track project progress and provide clear updates regarding completed work, delays, problems, and next steps.
Assist with move-ins, move-outs, abandoned homes, vacant homes, and other property-level operational matters.
Be available to visit the community on short notice when urgent situations arise.
Qualifications
Reliable, responsive, and comfortable working independently.
Lives in or near Newaygo, Fremont, Grant, or the surrounding area.
Has a valid driver’s license, reliable transportation, and a smartphone.
Comfortable communicating with residents, contractors, attorneys, inspectors, and ownership.
Organized and able to document issues clearly through photographs, videos, texts, emails, and written reports.
Comfortable holding contractors accountable and raising concerns when work does not meet expectations.
Able to review work carefully, notice quality issues, and follow up until problems are corrected.
Comfortable enforcing community rules firmly, professionally, and consistently.
Able to handle occasional difficult resident or contractor interactions calmly and respectfully.
Property-management, manufactured-housing, construction, maintenance, project-management, or contractor-oversight experience is preferred but not required.
Schedule and Workload
This position generally requires approximately 5–10 hours per week, although the workload may vary depending on community needs and active improvement projects. Additional time may be required during major construction, paving, landscaping, demolition, or new-home installation projects.
There are no defined daily office hours, making this a good opportunity for someone seeking flexible, supplemental work.
The right candidate will be dependable, proactive, detail-oriented, and willing to take ownership of issues rather than waiting to be directed on every task. We are looking for someone who takes pride in improving the property and will help ensure that contractors and vendors deliver quality work.
