About the Opportunity

E & E Capital Management is hiring a Leasing Agent for our Birmingham multifamily community. This is a sales role, not a front-desk role. If you are motivated by measurable results and want your income tied directly to your performance, this position is built for you.

Our top performers consistently earn well above the base rate through commissions and leasing incentives. We are transparent about what that takes, and we've outlined it below so you can decide whether this is the right fit before you apply.

Performance Expectations

We believe in setting clear targets from day one:

Minimum: 6 move-ins per month
Goal: 10 move-ins per month during your first 90 days
Schedule: Monday through Saturday during the ramp-up period, with weekday flexibility once your monthly goal is secured. Saturday availability is essential, as it is our highest-traffic tour day.
Approach: Strong performers hit their number early in the month, then shift to pre-leasing the following month rather than coasting.

Key Responsibilities

Respond promptly and professionally to prospective resident inquiries by phone, email, and online channels
Conduct engaging property tours that clearly communicate the community's features, value, and lifestyle benefits
Build rapport with prospects, identify their priorities, and guide them through the leasing process
Follow up consistently with leads to maximize conversion
Design and recommend leasing specials that respond to prospect feedback and market conditions
Track and analyze market comps, competitor pricing, and leasing trends so you can position our community with confidence
Prepare lease applications, agreements, renewals, and related documentation accurately
Maintain complete prospect, traffic, and leasing activity records in our property management system
Support marketing efforts including outreach, online listings, and resident events
Ensure full compliance with Fair Housing requirements, company policy, and all applicable regulations

Qualifications

Required

High school diploma or equivalent
Demonstrated ability to meet or exceed sales, leasing, or performance goals
Excellent communication, presentation, and follow-up skills
Strong organizational skills with the ability to manage multiple leads simultaneously
Self-motivated and accountable, with the ability to work under limited supervision
Proficiency in Microsoft Office and the ability to learn property management and CRM software quickly
Availability to work Saturdays and other peak leasing periods
Valid driver's license and reliable transportation

Preferred

Prior experience in leasing, property management, sales, hospitality, or customer service
Formal sales training
Familiarity with the Birmingham rental market
