OVERVIEW
As a Maintenance Technician, you will be expected to perform hands-on repairs of both occupied and vacant units for our Bessemer area apartment communities. This role is responsible for ensuring the properties are maintained and residents comply with all lease requirements. Must also be available for on-call schedule.
GENERAL RESPONSIBILITIES

- Schedule and perform routine preventive services for units & properties.
- Completes service requests in a professional, timely manner.
- Delivery of resident notices, as required.
- Inspect units to create a scope of work that will be the basis of a budget to prepare unit for a new resident.
- Perform make ready, and quality control inspections
- Ensure all punch list items are completed either by performing the work directly or coordinating with the assigned vendor.
- Conducting occupancy inspections on homes, as requested by management.
- Ensure all workplace safety standards and practices are upheld.
- Maintains regular attendance and excellent punctuality.
HANDS ON REPAIR RESPONSIBILITIES
Performs resident troubleshooting support and repairs as directed, involving (but not limited to) the following items:
- Electrical: Basic repairs to lights, fans, switches, outlets, and circuits.
- Plumbing: Fix minor leaks, replace fixtures, and repair basic hardware/systems.
- HVAC: Troubleshoot common issues and support basic system repairs.
- Appliances: Diagnose and repair standard household appliances.
- Irrigation: Maintain and repair basic water irrigation systems.
- Exterior Structures: Repair fences, gates, patios, stairs, and railings.
- Flooring: Minor tile, carpet, and general flooring repairs.
- Lighting: Interior and exterior fixture and ceiling fan repairs.
- Fireplaces: Basic troubleshooting and light maintenance.
- Gas Fixtures: Light repairs on gas appliances and fixtures.
- Doors & Windows: Repair doors, locks, cabinets, windows, and sliding glass doors.
- Security: Support minor repairs to basic home security systems.
- Walls: Drywall patching, paint touch-ups, and wall repairs.
- Pools: Light maintenance for pool areas, spas, tile, and pool furniture.
- Maintains all equipment in a clean, orderly, and functional condition; ensures all work complies with applicable laws, regulations, safety practices and standards.
- Updates and completes mobile work orders received; completes all work orders within the given timeframe to ensure tenant satisfaction.
- Fields emergency service calls when on call during nights and weekends.
SCHEDULE AND COMPENSATION
General operating hours are 8:30a to 5:30p Monday through Friday. While the typical schedule for this full-time position is 35-40 hours per week, additional hours may be available and/or necessary on holidays and during evenings and/or weekends, according to the needs of the business.
PHYSICAL REQUIREMENTS
- Position is considered medium to heavy work – involves lifting no more than 100 pounds at a time. Frequent lifting and/or carrying of objects weighing up to 70 pounds. Exerting up to 100 pounds of force occasionally, and/or up to 70 pounds of force frequently, and/or up to 30 pounds of force constantly to move objects.
- Bending, kneeling, and awkward positions and confined spaces to install/modify jobs
- Frequently required to maintain a static position, push, pull, lift, finger, feel, talk, hear and see.
- Occasionally required to climb, balance, crawl, repetitive motion and carry objects.
- Constantly required to stoop, kneel, crouch, reach, stand, walk, grasp and drive.
- Standing: Carpet, tile, concrete
- Standard vision, with or without corrective eyewear.
- Standard hearing, with or without a hearing aid.
- Operating hand-tools e.g. drills, sanders, saws, etc
- Must be able to climb ladders (A-frame and extension ladders) to perform:
- Tree trimming with use of a handsaw or clippers
- Removal of debris and leaves from roof gutters
TECHNICAL SKILLS
- Drywall repair, texturing, interior/exterior painting.
- Basic HVAC troubleshooting including thermostats, igniters, motors, capacitors, safety switches, and refrigerant handling.
- Ability to clean coils, clear condensate lines, and perform basic system checks.
- Plumbing tasks such as replacing shut-offs, cartridges, fixtures, disposals, and clearing minor blockages.
- Basic electrical work including lights, fans, outlets, switches, and minor appliance troubleshooting.
- General repairs: irrigation systems, stairs, gates, fences, patios, roofing/ceiling leaks, flooring, doors, cabinets, windows, sliding glass doors, and locks.
OTHER REQUIREMENTS FOR SUCCESS
- High School Diploma or equivalence.
- Must be able to speak, read, and write in English.
- Must be available with advanced notice to work evenings and weekend hours for on-call status.
- Must have a valid driver’s license, valid insurance, and reliable work appropriate transportation.
- Strict adherence to confidentiality policies according to resident's rights regulations.
- Ability to interact with residents, and vendors/contractors tactfully and professionally
- Working knowledge of Microsoft Office and high level of proficiency with handheld smart phone/device
- Must provide own basic tools. Required Tools include (but not limited to): hammer, tape measure, plier set, channel lock pliers, two-foot level, pipe wrench, crescent wrench set, standard hand drill 12v-18v or higher, hacksaw, Phillips & flathead screwdrivers, Allen wrench set, wire strippers & cutters, hammer, mallet, dual laser infrared thermometer, duct knife, pvc cutters, pipe cutter, razor knife.
- Universal EPA Certification or HVAC Type II Certification (Preferred)
