Rise Site Manager

Job Type: Non-Exempt

Work Location: In person in Bloomington, IN

About Us

Middle Way House is dedicated to providing immediate, trauma-informed support to survivors of domestic violence, sexual violence, and human trafficking. Our Crisis Intervention Program offers a range of services, including a 24/7 helpline, on-scene advocacy, and support groups, ensuring survivors receive the care and empowerment they deserve. We work collaboratively with the Indiana Coalition to End Sexual Assault and Human Trafficking (ICESAHT) and the Indiana Coalition to Against Domestic Violence (ICADV) to continually enhance and develop our programs.

About the Role
The Rise Site Manager position is responsible for administration of all matters related to tenancy, including lease up, Compliance with Section 42, Section 8, and grant requirements, data collection and formatting for reports to the owners and fund raisers, rent collection, unit inspections, and other duties as enumerated below. Duties include all matters related tenancy and building management, compliance, and security.

Major Job Activities

· (Pre-) Certifications of eligibility and continuing monitoring of appropriateness and rent levels.

· Attend and participate in South Central Housing Network/Coordinated Entry meetings.

· Collections/transmittal of rent and/or security deposits, certifications, re-certifications or changes in status.

· Maintain, compile work orders and/or other maintenance issues.

· Correspondence and document of all incidents of fires, vandalism, police visits.

· Final interviews/documentation collection associated with application process.

· Collection of rents and security deposits and timely reporting.

· Maintain files on maintenance by unit, tenant, and funding program.

· Maintain/complete routine notices or payment agreements as needed with tenants.

· Maintain compliance with Sections 42/8 and other funding sources, data collection.

· Apartment leasing, security deposits, unit inspections, and maintenance supervision.

· Bloomington Housing Authority Liaison.

· Supervise the Maintenance Personnel, process work orders.

· Court business: file evictions, damages hearings, related proceedings.

· Maintain service contracts: office repairs, equipment, laundry machines, cameras and security, utility companies, overall paint of contact for Middle Way House rental properties.

· Manage Tenant’s Handbook & Updates.

· Communicates with advocates regarding rent concerns and housing concerns.

· Participates in on-call rotation, staff meetings, appropriate trainings.

· Communicates changes in Section 8, HUD requirements.

· Other duties as needed.

Role Requirements

· Must be highly reliable, professional, with excellent listening and problem-solving skills.

· Ability to develop and maintain effective relationships with diverse individuals.

· Commitment to ongoing cultural competency training and continued education.

· Reliable transportation.

· Basic computer/database skills.

· Understanding of incarceration, addiction, recovery and the impact of domestic violence for children and families.

· Understanding of survivor-advocate confidentiality.

· Knowledge of local community resources.
