Full Job Description

Role Summary

The Restoration Inspector is the primary owner of Revenue Generation and Scope Accuracy. This role manages the entire front-end workflow, from responding to initial leads to final estimate delivery. They are responsible for responding to new leads within a 10–15 minute target, performing detailed inspections to identify all affected areas, setting clear customer expectations, and producing accurate, insurance-ready estimates.

The ideal candidate is professional, detail-oriented, customer-focused, and able to assess property damage while protecting the company from missed scope, poor documentation, and liability exposure.

Key ResponsibilitiesProperty Inspection & Documentation

Perform on-site inspections for water, mold, fire, storm, and reconstruction-related losses.
Identify visible damage, affected materials, potential safety hazards, and areas requiring further evaluation.
Take clear photos and videos of affected areas, source of loss, damages, materials, contents, and access points.
Perform moisture readings and moisture mapping when applicable.
Document room measurements, affected square footage, material types, and relevant site conditions.
Identify potential pre-existing damage, long-term moisture issues, or conditions that may affect coverage or scope.
Complete inspection notes accurately and upload documentation into the company CRM/job management system.

Customer Communication

Represent the company professionally during all customer interactions.
Explain the inspection process, next steps, and general restoration workflow.
Set clear expectations regarding estimates, scheduling, drying timelines, documentation, and insurance involvement.
Communicate findings in a calm, factual, and non-alarming manner.
Avoid making coverage decisions or guarantees on behalf of insurance carriers.
Build trust with homeowners, property managers, adjusters, and referral partners.

Estimating & Closing

Respond to new leads quickly with a 10–15 minute target.
Write and deliver estimates: same-day for out-of-pocket jobs, and within 24 hours for insurance claims.
Ensure all estimates are detailed and accurate to support supplement opportunities and minimize rework.

Estimating & Scope Support

Gather the information needed to prepare mitigation, mold remediation, or reconstruction estimates.
Assist with writing or reviewing scopes of work based on inspection findings.
Coordinate with estimators, mitigation managers, project managers, and administrative staff to ensure files are complete.
Identify opportunities for additional legitimate scope based on actual site conditions.
Help reduce missed items, rework, and supplement delays through accurate front-end documentation.

Safety & Compliance

Perform basic hazard identification before and during inspections.
Recognize potential risks including electrical hazards, slip hazards, microbial growth, contaminated water, structural instability, lead, asbestos, and unsafe access conditions.
Follow company safety protocols and use appropriate PPE.
Escalate unsafe or complex conditions to management before work proceeds.
Support compliance with IICRC standards, OSHA safety practices, and company documentation requirements.

CRM & Administrative Duties

Enter inspection notes, photos, measurements, customer details, and loss information into the CRM.
Confirm customer contact information, property address, source of loss, date of loss, insurance carrier, claim number, and policy details when applicable.
Update job status and communicate scheduling needs to the office.
Submit complete inspection packages promptly after each appointment.
Maintain organized records to support estimating, billing, collections, and claim communication.

Required Qualifications

Strong communication and customer service skills.
Ability to inspect properties and document findings accurately.
Basic understanding of residential construction materials and building systems.
Ability to use moisture meters, cameras, mobile apps, and CRM/job management software.
Valid driver’s license and reliable transportation.
Ability to work in basements, crawlspaces, attics, and active jobsite conditions.
Professional appearance and strong punctuality.
Ability to work occasional evenings, weekends, or emergency inspection windows as needed.

Preferred Qualifications

Restoration, construction, home inspection, insurance, or property claims experience.
IICRC WRT certification or willingness to obtain.
Familiarity with water mitigation, mold remediation, fire restoration, and reconstruction workflows.
Bilingual abilities are a plus.
Experience with Xactimate or similar estimating software

Physical Requirements

Ability to walk, stand, bend, kneel, climb stairs, and access tight or damaged areas.
Ability to lift up to 50 lbs. when needed.
Ability to wear PPE including gloves, respirator, eye protection, and protective suits when required.
Ability to work in environments affected by moisture, odors, debris, mold, or construction activity.

Compensation Structure

Compensation may include hourly pay, salary, commission, or a hybrid structure based on experience and company needs. Performance incentives may be tied to completed inspections, sold jobs, documentation quality, and customer satisfaction.

A successful Restoration Inspector protects the company’s profitability by documenting losses accurately, communicating professionally, and identifying the full legitimate scope of work. This person helps convert leads into jobs, supports faster estimating, reduces claim delays, and creates confidence with customers from the first site visit.
