Proudly made in the USA at our facility in Boise, Idaho, we serve clients across the Western United States and Canada, primarily in the hospitality and housing industries. With a strong focus on multi-family and multi-story apartments and hotels, our projects are custom-built to meet local codes, client specifications, and architectural design requirements.
The Business Development Manager is responsible for identifying, developing, and securing new business opportunities within assigned markets and territories. This role builds and maintains strategic relationships with developers, contractors, architects, and other industry stakeholders to drive project opportunities and revenue growth. The Business Development Manager leads opportunities through the entire sales cycle—from prospecting and qualification to proposal development, contract execution, and project handoff—while collaborating closely with internal teams to deliver solutions that meet client needs and align with company goals.
Responsibilities:
- Develop and execute sales strategies within the assigned territory to identify, qualify, and pursue modular construction opportunities.
- Generate and cultivate new business through direct prospecting, industry relationships, referrals, strategic partnerships, and existing client networks.
- Research target markets, industry trends, and developer opportunities to expand Guerdon's market presence and project pipeline.
- Build and maintain strong relationships with developers, general contractors, architects, construction managers, municipalities, financial stakeholders, and other industry influencers.
- Serve as a subject matter expert on modular construction solutions within assigned geographic and market segments.
Lead Management & Pipeline Development
- Manage all assigned and self-generated leads through the full sales lifecycle, from initial contact through contract execution.
- Conduct discovery meetings to understand client objectives, project requirements, timelines, budgets, and decision-making processes.
- Qualify opportunities, develop action plans, and maintain consistent follow-up to advance projects through the sales pipeline.
- Maintain accurate and complete records of all lead activity, communications, documents, and project information within the CRM system.
- Develop and maintain relationships with prospective clients whose projects may not be immediately active, ensuring long-term pipeline growth.
- Maintain a healthy project backlog and support revenue forecasting through effective pipeline management and reporting.
Proposal Development & Contract Negotiation
- Lead the development of proposals, presentations, RFQs, RFPs, and other sales materials in collaboration with internal stakeholders.
- Coordinate with Business Development, Design, Engineering, Estimating, and Operations teams to develop accurate project scopes, pricing, schedules, and deliverables.
- Ensure proposed solutions align with Guerdon's operational capabilities, production capacity, quality standards, and client expectations.
- Negotiate project terms, scopes of work, and agreements while protecting company interests and fostering long-term client relationships.
- Support projects through pre-construction and contracting phases, serving as the primary client point of contact until project handoff.
Client Relationship Management
- Establish and maintain long-term relationships with key clients, with an emphasis on developing repeat business opportunities.
- Coordinate plant tours, project reviews, and client engagement activities to showcase Guerdon's capabilities and strengthen relationships.
- Maintain regular communication with active prospects, clients, and industry partners throughout the sales and project development process.
- Ensure a smooth transition from sales to project execution by coordinating closely with internal teams and stakeholders.
Cross-Functional Collaboration
- Collaborate with leadership and Business Development team members to develop sales initiatives, marketing strategies, and business growth opportunities.
- Coordinate internal resources and project deliverables to ensure timely responses to client requests and proposal opportunities.
- Support company initiatives related to standardized products, specifications, and market expansion efforts.
- Share market intelligence, competitive insights, and customer feedback to assist strategic planning and continuous improvement.
Industry Engagement & Market Presence
- Represent Guerdon at industry events, conferences, trade associations, and networking functions.
- Build and maintain a broad network of industry contacts to identify emerging opportunities and strengthen Guerdon's market position.
- Promote the advantages of modular construction solutions through client presentations, industry engagement, and thought leadership activities.
Performance & Reporting
- Track and report key performance indicators, including lead generation, conversion rates, project pipeline status, sales velocity, and forecasted revenue.
- Provide regular updates on market conditions, business opportunities, competitive activity, and sales performance.
- Follow established Business Development processes, systems, and procedures while contributing ideas for continuous improvement.
Requirements:
- Bachelor's degree in business marketing, construction management, engineering, architecture or demonstrated equivalency.
- 7+ years of experience in business development, agency sales, or strategic partnerships—preferably within hospitality and Multifamily industry and trends.
- Demonstrated success developing new business opportunities and managing complex sales cycles from prospecting through contract execution.
- Experience working with developers, general contractors, architects, engineers, and other construction industry stakeholders preferred.
- Strong understanding of multifamily construction and experience selling services through various media including the use of marketing intelligence, and digital presentations.
- Highly proficient in Microsoft applications; Excel, Word & Outlook.
- Highly organized with experience managing multiple opportunities at different stages of the funnel.
- Proven experience working efficiently in team environment and establishing and maintaining strong working relationships with clients, architects, engineers, general contractors and vendors.

Physical Requirements:
- While performing the duties of this job, the employee is regularly required to stand, sit, talk, hear, see, and use hands and fingers to operate a computer and reach, stoop kneel.
- Light to moderately lifting is required.

Guerdon offers competitive compensation and full benefits. The starting salary for this role is between $110,000 and $150,000, plus a competitive variable compensation plan. Our salary ranges are based on paying competitively for our size and industry. Individual pay rate decisions are based on a number of factors, including qualifications for the role, experience level, skillset, and balancing internal equity relative to peers at the company. The range above is for the expectations as laid out in the job description and located in Boise, Idaho.
