Full Job Description

This is a hands-on operating role for a manager who knows the property, the numbers, the vendors, and the team—and verifies the work personally.

The Opportunity

Esteem Multifamily, LLC is seeking an experienced multifamily Property Manager to take ownership of day-to-day operations at a Broward County apartment community. The right person is organized, financially aware, decisive, and highly visible on the property. This manager does not manage from behind a desk or rely on staff and vendors to define what is happening; they inspect, verify, document, follow through, and hold people accountable.

You will lead leasing, collections, resident service, maintenance coordination, turns, vendor management, property standards, compliance, and reporting. Success means a clean and compliant property, ready units, controlled costs, reliable documentation, strong collections, accountable staff, and residents who receive timely, professional service.

What You Will Own

· Property operations: Walk the community daily; identify and document curb-appeal, cleanliness, safety, lighting, landscaping, signage, building, and rule-enforcement issues; assign corrective action and verify completion.

· Maintenance and turns: Review open work orders and vacant-unit turns every day; establish priorities and deadlines; inspect completed work for quality before closing items or approving payment.

· Cost and purchasing control: Know the reasonable cost of routine materials and services; challenge unusual pricing; compare scope, labor, material quantities, and market pricing; prevent waste, duplicate purchasing, unauthorized work, and vendor or employee overreach.

· Vendor oversight: Prepare clear scopes of work, obtain and compare competitive bids when required, confirm insurance and approvals, monitor performance, and reconcile invoices to authorized and completed work.

· Team leadership: Direct, train, schedule, and hold leasing, office, maintenance, grounds, and contract personnel accountable. Maintain clear roles and professional boundaries; staff and vendors support the manager—not the reverse.

· Leasing and occupancy: Monitor traffic, follow-up, applications, approvals, move-ins, renewals, notices, and vacancy exposure; coach the leasing team and personally step in when results are behind.

· Collections and resident matters: Take firm ownership of collections and consistently enforce payment obligations, lease terms, and community rules fairly. Proactively track delinquency, contact residents promptly, secure and monitor payment commitments, and follow through without avoidance, inconsistency, or unauthorized exceptions. Resolve resident complaints professionally, escalate unresolved balances according to schedule, and prepare complete, accurate files for notices, evictions, small claims, or counsel—all in compliance with company policy and applicable law.

· Records and reporting: Keep OneSite records, leases, notices, bids, invoices, inspections, vendor files, resident communications, and incident documentation complete, current, and easy to audit.

· Owner communication: Provide concise, accurate reporting on occupancy, collections, turns, work orders, staffing, property conditions, risks, priorities, and decisions requiring approval. Escalate problems early—never after they become emergencies.

What Success Looks Like

· Daily property walks are completed, documented, assigned, and followed through to closure.

· Vacant units have realistic scopes, budgets, accountable owners, and firm ready dates; completed turns pass inspection.

· Work orders, resident concerns, delinquency, and compliance deadlines do not disappear into a backlog.

· Purchases and invoices make sense: quantities, unit pricing, labor, approval, delivery, and completed work can be explained and supported.

· The manager can answer operational questions with facts, records, and next steps—not guesses.

· Team members and vendors understand expectations, deadlines, spending authority, and consequences for missed commitments.

Required Qualifications

· At least 3 years of hands-on multifamily property management experience, including direct responsibility for property operations, leasing, collections, maintenance coordination, turns, and resident matters.

· At least 2 years of direct staff supervision with demonstrated accountability for performance and deadlines.

· Working knowledge of routine apartment maintenance, make-ready scopes, materials, labor, vendor pricing, bid comparison, invoice review, and purchasing controls.

· Strong organizational habits: written task tracking, calendar discipline, complete files, timely follow-up, and accurate reporting.

· Ability and willingness to walk the property daily, inspect units and completed work, address issues directly, and work on-site.

· Proficiency with OneSite or a comparable property-management platform, Microsoft Office, Google Drive, email, online leasing/marketing tools, and digital recordkeeping.

· Clear, professional written and verbal communication; sound judgment under pressure; ability to enforce policies consistently.

· Valid driver's license, reliable transportation, and ability to travel locally between properties or vendors as business needs require.

Preferred Qualifications

· OneSite experience.

· Experience managing workforce or value-add multifamily communities in Broward County or South Florida.

· Experience improving occupancy, collections, property appearance, turn time, maintenance response, or controllable expenses.

· English/Spanish bilingual ability.

Schedule and Work Environment

Full-time, on-site position, generally Monday through Friday and designated Saturdays. The manager must be available for set weekends, after-hours emergencies, inspections, move-in activity, or time-sensitive operational needs. This role includes regular walking, standing, unit and exterior inspections, and exposure to typical South Florida weather conditions.

Compensation and Benefits

· $60,000–$75,000 per year, based on directly relevant experience and demonstrated capability.

· Performance bonus opportunity tied to defined property results and management standards.
