Framing and Shell Builders is the framing and shell-stage construction company serving luxury home builders and multifamily developers across Florida’s Tampa–St. Petersburg–Sarasota and West Palm–Boca Raton–Delray markets. We self-perform the largest line item on a builder’s budget — foundations, exterior shell, helical piles, trusses, and structural concrete and rebar — with three field crews, real equipment, and a reputation built on showing up, executing clean, and keeping the schedule moving.
Concrete and reinforced CMU masonry are the core of what we sell. Footings, stem walls, slabs, block walls, filled cells, tie beams, and lintels are the work — and they are the work that cannot be fixed later. A slab poured out of level, a wall laid off layout, or a cell that did not get grouted becomes somebody’s demo bill and somebody else’s schedule slip. This role exists because that work needs a superintendent who has actually done it.
Position Summary
The Shell Superintendent owns field execution on assigned shell packages from mobilization through dry-in and turnover to the builder, with concrete and CMU masonry as the center of the job. You will run multiple concurrent sites across the Tampa Bay and Sarasota–Manatee market, directing company crews, subcontractors, suppliers, and equipment so the work goes in right the first time, in the right order, on the schedule we committed to.
Our scope is the structure itself: site layout and stakeout, footings and foundations, helical piles, slab and structural concrete, rebar, block and masonry, tie beams and lintels, trusses, and framing through dry-in. Everything you do lands inside another builder’s critical path — nobody starts MEP rough-in, roofing, or finishes until your shell is complete and inspected. That is the pressure and the leverage of the seat.
We are looking for a tradesman who became a superintendent, not a manager who supervises trades. You should be able to walk up to a block wall and know from ten feet away whether it is plumb and on layout. You should know what a bad pour looks like before the finishers do, what a rebar mat is missing without pulling the plan, and how to tell a crew what to do differently in language they will act on because you have stood where they are standing. Experience with post-tension slabs, Hollowcore decking, cast-in-place beams is required. Clipboard-only candidates will not be a fit here, and we would rather say that now than in a second interview.
You are also the face of the company on every site you run. The builder’s superintendent, the owner, the architect, and the county inspector all form their opinion of Framing and Shell Builders from how you keep the job and how you handle a problem. This is a high-autonomy, high-accountability role reporting directly to the Director of Construction, with no layers in between.
Key Responsibilities
Concrete Operations
- Own the concrete pour cycle end to end — layout and grade verification, form setting and bracing, rebar placement and inspection, embed and sleeve locations, pre-pour inspection sign-off, pump and truck scheduling, placement, consolidation, finishing, curing, joint work, and stripping.
- Verify formwork for line, grade, plumb, and bracing adequacy before concrete is ordered. A form that moves during a pour is a superintendent problem, not a crew problem.
- Verify rebar size, grade, spacing, lap length, cover, chairs, and dowel placement against the structural drawings and the engineering before the pre-pour inspection — not after the truck is on site.
- Manage mix design, slump, admixtures, and delivery scheduling with the supplier; verify tickets at the truck and reject non-conforming loads.
- Coordinate and witness concrete field testing — slump, air, temperature, and cylinder casting — and maintain the test records.
- Manage placement conditions: hot-weather practices, evaporation and plastic shrinkage control, cold joints, construction and control joints, and curing methods and duration.
- Direct footings, stem walls, monolithic and post-poured slabs, grade beams, pile caps, columns, and structural topping — including work over helical piles and deep foundations.
- Diagnose and own the correction of defects — honeycombing, cold joints, segregation, surface tolerance, cracking — including root cause and the process change that prevents a repeat.
CMU Masonry Operations
- Own reinforced CMU wall construction from layout to grouted and inspected: dry-stack layout and coursing, bond pattern, corners and leads, mortar type and consistency, joint tooling, unit selection, and cutting.
- Verify wall layout, openings, and bearing points against the plan before the first course goes down, and confirm dowels and vertical steel come up where the wall actually needs them.
- Direct vertical and horizontal reinforcing: bar size and placement, lap and splice length, positioning in the cell, bond beam and horizontal joint reinforcement, and clean-out access where required.
- Manage grouting and filled-cell operations — grout lift heights, consolidation and reconsolidation, cell cleanliness, high-lift versus low-lift procedure, and pour rate — and confirm inspection before cells are closed.
- Direct tie beam, bond beam, and lintel work: forming, shoring, reinforcing, bearing length, and pour sequencing.
- Set and verify anchor bolts, straps, hold-downs, and embedded connectors so the uplift load path is continuous from foundation to truss.
- Manage wall bracing during construction, scaffolding setup and safety, and protection of unfinished masonry from weather.
- Hold the standard on workmanship a builder and an owner will see — plumb, level, coursing, joint consistency, cleanliness, and efflorescence and staining control.
Framing, Trusses & Dry-In
- Direct truss delivery, setting, layout, bracing, and connection hardware, and confirm the truss package matches the permitted plans.
- Direct wood and cold-formed framing through dry-in, including sheathing, fastening schedules, strapping, and connector installation.
- Manage crane, pump, telehandler, and lift scheduling so equipment shows up when the work is ready for it and does not sit idle on the clock.
- Coordinate with the builder’s general contractor on site access, staging, laydown, utilities, and interface with adjacent trades.
Schedule & Sequencing
- Own the field schedule on your jobs. Build and maintain a rolling three-week look-ahead, and drive the sequence so shell milestones hit the dates the builder was given.
- Sequence the pour and block calendar against inspection availability, concrete and block delivery lead times, crew capacity, and weather — and protect the critical path when one of them moves.
- Identify schedule risk early — material lead time, sub availability, inspection backlog, weather — and bring the Director of Construction a plan of action, not just a problem.
- Keep the job schedule current in JobTread so the office, the estimator, and the builder are all reading from the same document.
- Run start-up and pre-installation meetings before each major phase so every crew and sub understands the scope, the sequence, and the standard before the first day of work.
Crew & Subcontractor Management
- Set and hold a consistent standard of expectation with every crew and subcontractor on your site — schedule, method, quality, safety, cleanliness, and conduct.
- Direct company concrete, masonry, and framing crews and their foremen daily: assign work, set the sequence, confirm production against plan, and correct method and quality issues on the spot.
- Confirm that each subcontractor is executing the full scope of work they contracted for, and issue documented notice when work or manning falls short.
- Verify before mobilization that every subcontractor on your job is cleared by the office — current General Liability certificate naming Framing and Shell Builders as additional insured, and workers’ compensation coverage or a valid Florida owner exemption on file. No exceptions, no verbal approvals.
- Manage manpower loading across your jobs and escalate early when crew size will not carry the schedule.
- Develop foremen and lead hands. Teach the trade, correct in private, and build the bench the company needs as it grows.
- Give the office honest performance feedback on subcontractors so the qualified bench reflects who actually performs.
Quality Control & Inspections
- Set the quality standard by conducting pre-installation conferences before each phase, then inspect the work as it goes in — not at the end, when the fix is a demo bill.
- Verify structural work against the approved plans, shop drawings, engineering, and the Florida Building Code: rebar size, spacing, lap, and cover; anchor bolt and strap layout; grouted cell and bond beam detail; tie beam and lintel detail; truss layout, bracing, and connection hardware.
- Coordinate and attend all county inspections — Manatee, Sarasota, Hillsborough, Pinellas, and surrounding jurisdictions. Have the job ready before the inspector arrives.
- Own the correction of any failed inspection, including root cause, the fix, and the process change that prevents a repeat.
- Build and close out the shell punch list before turnover so the builder receives a complete, inspected structure with no open items.
- Document work in place with photos at every stage that will be covered by subsequent work — steel before the pour, cells before the grout, connectors before the sheathing.
Safety
- Establish a real safety culture on every site you run — in action and in attitude, not in a binder.
- Enforce OSHA requirements and company safety policy: fall protection, trenching and excavation, scaffolding, ladders, silica, PPE, rigging and crane operation, and heat illness prevention.
- Manage the hazards specific to our work: unbraced and freestanding masonry walls, wall bracing during construction, scaffold erection and inspection, concrete pump and boom operation, rebar impalement protection, wet concrete exposure and burns, and silica from cutting block and concrete.
- Conduct documented toolbox talks and regular site safety walks; stop work when conditions are unsafe and do not restart it until they are not.
- Maintain hydration, shade, and work-rest practices during Florida summer conditions, and adjust start times and sequencing during extreme heat.
- Investigate, document, and report every incident, near miss, and property damage event immediately.
Materials, Equipment & Job Cost
- Plan and release material orders against the schedule — concrete, block, mortar and grout, rebar, mesh, lumber, trusses, hardware, and connectors — with enough lead time to absorb a supplier miss.
- Verify deliveries against the order and the ticket at the point of receipt; reject non-conforming material rather than working around it.
- Manage material staging, storage, protection, and site security so nothing is damaged, lost, or double-ordered — including keeping block and cement dry and off the ground.
- Control concrete and block waste, over-ordering, and short loads. On our scope these are the largest controllable cost leaks on the job.
- Work the job budget with the Director of Construction and the estimator: track quantities placed against the estimate, flag overruns and scope creep early, and price out and document extra work before it is performed.
Documentation & Reporting
- Complete a daily log for every active job in JobTread: manpower by crew and sub, work performed, quantities placed, deliveries, equipment, inspections, visitors, weather, delays, safety observations, and photos.
- Maintain the current plan set, revisions, shop drawings, engineering, and approved submittals on site, and confirm crews are building from the current revision.
- Initiate requests for information on plan conflicts and track them to a written answer before the affected work proceeds.
- Maintain concrete and masonry records — delivery tickets, test results, and inspection sign-offs — as a complete job file.
- Provide the office the documentation the billing cycle requires — completion percentages, quantities placed, and photo backup.
- Report job status to the Director of Construction on a set cadence: schedule position, manpower, risks, cost exposure, and open items.
Builder & Client Relationship
- Serve as the primary field point of contact for the builder’s superintendent and project manager on your jobs.
- Communicate schedule changes, delays, and problems the day they are known — early and directly. A surprise on Friday is a lost customer on Monday.
- Keep every site clean, organized, and professionally presented. On a $3M waterfront custom home, the condition of the job is part of the product.
- Conduct yourself professionally with owners, architects, engineers, and inspectors on every interaction. You represent the company on site.
- Surface opportunities for additional scope and repeat work with the builder, and pass them to the Director of Construction.
Storm Season & Site Readiness
- Maintain a storm plan for every active site through hurricane season — material tie-down and removal, bracing of freestanding masonry and unbraced framing, scaffold securing, trash and debris control, equipment relocation, and trench and excavation protection.
- Execute site securing ahead of a named storm on the company timeline, not the last minute, and document the site before and after.
- Lead post-storm damage assessment, documentation, and restart sequencing so crews return to a safe, workable site.
Qualifications Requirements
- Eight or more years in structural shell construction — concrete, CMU masonry, rebar, and framing — on residential or light commercial work.
- At least three of those years working the trade directly, with your hands — as a mason or block layer, concrete finisher, rebar setter, form carpenter, or framer. We are hiring someone who has laid block and pulled a screed, not only someone who has watched it happen.
- Three or more years in a foreman, lead, or superintendent capacity directing crews on shell scope.
- Deep working knowledge of reinforced CMU construction: layout and coursing, bond patterns, mortar types, vertical and horizontal reinforcing, grouting and filled cells, bond beams, tie beams, and lintels.
- Deep working knowledge of cast-in-place concrete: formwork, rebar placement and detailing, mix design and slump, placement and consolidation, finishing, jointing, curing, and hot-weather practice.
- Demonstrated ability to run multiple active job sites at once without losing control of schedule, quality, or cost.
- Fluent plan reading. You can take a structural set, an engineering package, and a truss layout and build from them without being walked through it.
- Working knowledge of the Florida Building Code as it applies to shell construction, and practical experience with county inspection processes in the Tampa Bay or Sarasota–Manatee market.
- Proven ability to hold subcontractors accountable — directly, professionally, and without either avoiding the conversation or blowing up the relationship.
- Working knowledge of OSHA construction standards and the credibility to enforce them.
- Comfort documenting work daily on a phone or tablet in a construction management platform. If you have never used one, you must be willing to learn it well and use it every day.
- Valid Florida driver’s license, clean driving record, and reliable transportation.
- High school diploma or equivalent. Authorization to work in the United States.
Preferred Experience
- Direct experience with a self-performing shell, concrete, or masonry contractor — as opposed to general contractor oversight only.
- Experience on coastal and waterfront construction: elevated structures, deep foundations, helical piles, wind-borne debris region requirements, and high-wind connection detailing.
- Bilingual English/Spanish. Highly valued in this seat — you will be directing concrete and masonry crews daily.
- ACI Concrete Field Testing Technician Grade I, or comparable concrete testing credential.
- NCCER, MCAA, or equivalent masonry or concrete craft certification.
- Experience on high-end custom homes where the owner and architect are on site regularly.
- Hands-on experience with JobTread, Procore, Buildertrend, or a comparable construction management platform.
- OSHA 30-hour certification, or willingness to obtain it within the first 90 days.
- First Aid and CPR certification.
- Existing relationships with subcontractors, suppliers, and building officials in Manatee, Sarasota, Hillsborough, or Pinellas counties.
What Success Looks Like
- Shell milestones hit the dates the builder was given, and when they will not, the builder knows before the date, not after it.
- Pours land on schedule with the steel right, the forms tight, and no cold joints, honeycombing, or surface defects to argue about afterward.
- Block goes up plumb, level, on layout, and on coursing — and every cell that was supposed to be grouted was grouted and inspected before it closed.
- Inspections pass the first time. A second trip by the inspector is treated as a defect in our process, not bad luck.
- No subcontractor works one of your jobs without current insurance on file. Ever.
- Rework and back-charges trend toward zero because errors are caught at layout, not at dry-in.
- Concrete and block waste and over-ordering come down measurably, because someone who knows the material is doing the ordering.
- Every job has a complete daily log with photos, so any question about what happened on a given day is answered from the record.
- Extra work is priced and documented in writing before it is built.
- Foremen and lead hands are visibly better tradesmen a year in than they were the day you started.
- Builders ask for you specifically on their next job.
Physical Requirements
This is a physically active, field-based role. Physical work is a primary part of the job. The superintendent is regularly required to stand, walk, climb, stoop, bend, crouch, kneel, and reach throughout the workday, and to move continuously across uneven, unfinished, and actively under-construction ground.
The role requires the ability to climb ladders and scaffolding, navigate elevated and unfinished floor decks, work at height with appropriate fall protection, access trenches and excavations, and traverse formwork, rebar mats, and block walls.
Compensation & Benefits
- Competitive base salary of $80,000–$120,000 depending on experience.
- 14 paid days off per year plus company-observed holidays.
- Monthly vehicle allowance is negotiable.
