Commercial Account Specialist

Full-Time | Central New Jersey | Base + Commission

About the Role

We are a 50+ year-old commercial and residential garage door company with a strong reputation and an established customer base across Central New Jersey. Our commercial division handles everything from loading dock equipment to large-scale door installations for warehouses, industrial facilities, and property management groups.

We're looking for a commercial salesperson who has carried a bag before — someone who knows how to prospect, build a pipeline, and close without being handed leads or told what to do each morning. You don't need to know garage doors. You need to know how to sell to businesses and you need to be hungry enough to build something from the ground up.

This role comes with an existing customer base to build on — but make no mistake, it is primarily a new business development role. There is no script, no inbound queue, and no one looking over your shoulder. If you need structure handed to you, this is not the right fit. One more thing: we have been in this market for over 50 years. Our reputation is our most valuable lead generation asset. We expect every customer interaction to reflect that — which means we win business the right way or we don't win it at all.

What You'll Do

Build your own pipeline from scratch — prospecting, cold calling, and qualifying new commercial accounts including warehouses, industrial facilities, property managers, and contractors
Conduct site visits to assess customer needs, take accurate measurements, and present product solutions
Customers visits- our customers need to put a face to the name. They are busy and with many tasks competing for their attention, our job is to remind them that when they need garage door and loading dock service, think of us.
Manage your own schedule and weekly activity — CRM discipline is expected, not optional
Prepare and present quotes for commercial door and dock equipment installations and service contracts
Negotiate deals that serve the customer and protect company margin — both matter. We don’t have a price book to pull numbers from. You will be estimating jobs based on material costs and estimated labor required, we cannot afford too many mistakes.
Write job descriptions with detailed measurements for our operations team clearly enough so that they can execute.
Collaborate with our operations team to ensure jobs are scoped accurately and executed cleanly
Maintain and grow existing commercial accounts while continuously adding new ones

What We're Looking For

Proven B2B outside sales experience — you've prospected from cold, built a pipeline without being handed leads, and closed deals on your own initiative
A track record you can speak to specifically — we will ask you how you built your pipeline, what your week looked like, and what you did when the phone wasn't ringing
Construction, building services, or industrial sales background is a plus but not required — we will train the right person on the product
Ability to read a tape measure and work comfortably in industrial and commercial environments
Strong attention to detail — a missed measurement or an overlooked scope item costs everyone time and money
Excellent communication skills, both written and verbal — with customers and internally
High integrity — you represent a 50-year-old reputation in a relationship-driven market. How you sell matters as much as whether you close.
Familiarity with CRM software for pipeline tracking and follow-up management
