Full Job Description

GENERAL PURPOSE OF JOB:

Supervises and coordinates the maintenance and equipment needs of the facility and grounds to ensure a safe, functioning, and attractive physical environment.

STANDARD REQUIREMENTS:

· Is knowledgeable of resident rights and ensures an atmosphere which allows for the privacy, dignity and well-being of all residents in a safe, secure environment

· Supports and cooperates with specific procedures and programs for:

· Safety, including universal precautions and safe work practices, established fire/safety/disaster plans, risk management, and security, report and/or correct unsafe working conditions, equipment repair and maintenance needs

· Confidentiality of all data including resident, employee and operations data

· Quality Improvement and compliance with all regulatory requirements

· Compliance with current law and policy to provide a work environment free from sexual harassment and all illegal discriminatory behavior

· Supports and participates in common teamwork:

· Cooperates and works together with all co-workers

· Uses tactful, appropriate communications in sensitive and emotional situations

· Follows up as appropriate with supervisor, co-workers or residents regarding reported complaints, problems and concerns

· Completes requirements for in-service training, acceptable attendance, uniform and dress codes including personal hygiene, and other work duties as assigned

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Supervise and perform routine maintenance and repairs on building systems including HVAC, electrical, plumbing, lighting, and mechanical equipment.
Ensure all areas of the facility are clean, safe, and in good repair in accordance with local, state, and federal regulations.
Develop and implement a preventive maintenance schedule for all systems and equipment.
Keep accurate records of maintenance and inspections as required by CMS and state guidelines.
Ensure compliance with life safety codes, fire regulations, OSHA, and other applicable standards.
Participate in facility inspections and surveys, and resolve any deficiencies in a timely manner.
Maintain documentation required for inspections and audits.
Oversee emergency systems, including generators, fire alarms, extinguishers, and evacuation equipment.
Lead or support the emergency preparedness planning and drills.
Coordinate with outside contractors and vendors for major repairs, renovations, or specialized services.
Assist in developing and managing the maintenance department budget, including supply and labor costs.
Maintain the exterior of the facility, including landscaping, snow removal, parking areas, and signage.
Support housekeeping and laundry teams as needed for facility upkeep.
Respond promptly and professionally to maintenance requests from staff and residents.
Maintain a respectful and customer-service oriented demeanor at all times.

EDUCATION and/or EXPERIENCE:

Minimum 1 year of experience as a Maintenance Director or in a supervisory maintenance role, preferably in a skilled nursing facility, long-term care, or healthcare setting.
Experience with HVAC, electrical, plumbing, and general building systems strongly preferred.
Familiarity with state and federal regulatory compliance requirements, including life safety codes and OSHA standards, is a plus.

LANGUAGE SKILLS:

Ability to read a limited number of two- and three-syllable words and to recognize similarities and differences between words and between series of numbers. Ability to print and speak simple sentences.

MATHEMATICAL SKILLS:

Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.

COMPUTER SKILLS:

REASONING ABILITY:

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
