Job Summary

As Property Manager, you will be responsible for leading and providing a variety of property and tenant management services. Objectives include:

Communication and management of tenants.
Monitoring tenant payments.
Property maintenance coordination.
Maintaining documentation.
Connect to local organizations to assist tenants.
Supporting internal projects.

Duties

Serve as a primary contact for the 24/7 tenant phone line.
Use checklists, processes, and procedures for Move-Out Walkthrough when offboarding tenants.
Perform property inspections including move-in inspections, regular inspections during tenancy, and move-out inspections.
Coordinate with Gutschmidt personnel for routine maintenance and work with external contractors for emergency property maintenance.
Monitor rent, utility, and one-off charges for properties. This includes managing late payments, evictions, and possible escalation and coordination with legal counsel when necessary.
Assist tenants with various administrative needs and paperwork.
Establish rapport with tenants and engage in a respectful and meaningful way while maintaining appropriate boundaries.
Work with case management representatives and agencies to broaden tenant prospects.
Coordinate and attend city inspections.
Document and file all required paperwork per Gutschmidt processes and procedures.
Cross-train on duties and support the Leasing Agent(s) when necessary.
Support a variety of internal projects.
