How Homa Enables the Rate Buy Down
Homa gives buyers back most of the buyer-agent commission — up to 2% of the purchase price, averaging more than $10,000 per transaction.
Buyers can apply that credit toward discount points. On a typical transaction that translates to a rate reduction in the range of 50 to 75 basis points, or a meaningful cut to closing costs and monthly payment if the buyer would rather take it that way.
You are not competing on a rate sheet. You are showing buyers real money they already earned and helping them decide where to put it. That is a conversation no traditional lender can have.
The Role
We are hiring an experienced, purchase-focused mortgage loan officer to serve buyers coming through Homa's platform. You will guide them through pre-approval, compare financing options, structure the right loan, and carry it through to closing.
Homa provides the buyers. You are not expected to prospect for referral partners, court real estate agents, or rebuild a pipeline from scratch. Your job is to respond, earn trust, structure well, and close.
And if you have your own relationships, we pay double on them. Past clients, referral sources, anyone who comes to you directly — those loans earn twice the standard per-loan rate. You should not have to abandon a network you spent years building just to take a company-lead role.
You don't process your own loans. Homa provides processing support, so document collection, conditions, disclosures, and coordination with title and underwriting are handled. Your time goes to buyers and loan structure — the work that actually converts, and the work you're paid for.
Compensation and Benefits
- Competitive base salary — real income from day one, not a draw against future commissions.
- Uncapped per-loan commission on every funded loan, starting with your first.
- An accelerated rate once you pass a monthly volume threshold, so your strongest months pay disproportionately.
- Double the per-loan rate on loans you source yourself.
- Benefits: health, dental, and vision insurance, plus paid time off.
Per-loan compensation is a flat dollar amount and does not vary with interest rate, points, loan amount, or any other loan term.
Base salary is $50,000, guaranteed regardless of monthly volume. Total compensation ranges from $50,000 to $200,000+, depending on funded loan volume, and is uncapped. Loans you source yourself pay double the standard per-loan rate and are additive on top of that.
You will have processing support. You are not chasing conditions, collecting documents, or coordinating title — you are advising buyers, structuring loans, and closing. That is what makes the volume on the upper end of this range reachable inside a 40-hour week.

The Schedule — Weekday Core, Weekend Flexibility
40 hours per week. Your core availability sits Monday through Friday during business hours, because that is when lenders, underwriters, lock desks, and title companies operate and when most of your work has to get done. Overtime requires advance written approval.
Within that, you have real latitude — and we actively encourage you to use some of your 40 hours on weekends.
Home buyers tour properties and make decisions on Saturdays and Sundays. That is when they want to talk about what they can afford and how fast they can move, and an LO who is reachable then converts materially better than one who isn't. So build a week that reflects it: take Saturday morning calls and finish early on Friday, or block a Wednesday afternoon and pick those hours up on Sunday.
The key is that weekend hours are part of your 40, not added to it. If you work Saturday, something during the week comes off. We will help you plan the week rather than leaving you to absorb both.
What You'll Do
- Work Homa-provided purchase buyers and convert them into applications, pre-approvals, and funded loans.
- Serve your own clients and referral relationships at double the per-loan rate.
- Review income, assets, credit, and financial goals to recommend appropriate loan options.
- Structure purchase loans and issue accurate, competitive pre-approval letters.
- Show buyers how to deploy their Homa credit toward discount points, a lower rate, reduced closing costs, or a lower monthly payment.
- Demonstrate Homa Mortgage's overall financial advantage against competing loan offers.
- Maintain proactive communication with borrowers from first conversation through closing.
- Coordinate with processors, underwriters, real estate professionals, title companies, and other transaction participants.
- Keep borrower and loan information current across Homa's systems.
- Comply with all applicable federal and state lending, licensing, disclosure, and fair lending requirements.
- Share what you learn — your feedback on our technology, workflows, and borrower experience genuinely shapes what we build next.
What We're Looking For
Required:
- Residence in Texas.
- Active NMLS ID and an active Texas MLO license.
- Active Florida MLO license, or eligibility and willingness to obtain it promptly.
- Active California MLO license, or eligibility and willingness to obtain one ahead of Homa Mortgage's California launch in September.
- Active residential mortgage origination within the past 24 months.
- Production focused primarily on purchase transactions rather than refinances.
- Strong command of mortgage qualification, loan structuring, pre-approvals, and the purchase closing process.
- Experience with conventional and government-backed products.
- Demonstrated ability to convert inbound and internet-generated leads.
- Excellent phone, written, and interpersonal communication.
- A responsive, organized working style with the ability to manage multiple active borrowers.
- Comfort adopting new technology, AI tools, CRMs, and digital loan workflows.
Strongly preferred:
- An existing client base or referral network you can continue to serve at the 2× rate.
You May Be a Particularly Strong Fit If
You are producing today but tired of the tradeoff. Retail branches take your margin and set your hours. Commission-only shops give you freedom but leave you to generate every lead yourself, with no floor when the market slows.
