Asset Manager - Multifamily, SFR and Build-to-Rent Portfolio

About the Role

We are hiring an Asset Manager to run our third-party property managers day to day. This is a hands-on, in-the-numbers role. You will not have a team under you. You are the doer: you pull the reports, you audit the financials, you chase the delinquency, you call the manager who missed budget, and you follow up until it is fixed.

We use third-party property management firms across the portfolio. Your job is to hold them accountable, every week, on every asset. You set the expectations, you inspect the results, you catch the errors, and you escalate the managers who miss. When a report is wrong, you find it before accounting does. When an asset underperforms, you know why before anyone asks.

This is a high-tempo role inside a fast-growing company. If you want a defined lane and a quiet desk, this is not your job. If you want to own a portfolio’s performance with your own hands, it is.

What You Will Do

1. Manage our third-party property management firms across multifamily, SFR, and BTR assets. Weekly check-ins, monthly performance reviews, direct accountability on every asset.

2. Track asset-level performance monthly: occupancy, delinquency, turn times, renewal rates, expense control, NOI versus budget. Know the numbers cold.

3. Audit every manager’s monthly financials and operating reports line by line for accuracy before they reach accounting. Catch the errors before they compound.

4. Chase down discrepancies yourself: call the manager, get the answer, resolve it, document it.

5. Work directly with our accounting team on reconciliations and month-end close.

6. Work directly with our investor relations team to deliver accurate, timely investor reports. Our investors get clean numbers, every time.

7. Drive lease-up and stabilization of new build-to-rent communities as they deliver: track leasing velocity weekly and push managers who fall behind pace.

8. Review budgets, capital plans, and major expenses at the asset level and challenge what does not make sense.

9. Conduct regular site visits to verify asset condition and manager performance firsthand. Trust nothing you have not inspected.

10. Build the scorecards and reporting rhythm you need to do the above, then run them yourself.

What We Are Looking For

1. 5+ years across asset management and property management, with direct experience in multifamily, single-family rental, and ideally build-to-rent operations.

2. A strong financial backbone: you can read a T12 cold, build a variance analysis, model NOI drivers, and defend your numbers in a room with accountants and investors.

3. Proven experience holding third-party property managers accountable: you have set standards, caught misses, forced corrections, and recommended vendor changes when performance did not recover.

4. A doer, not a delegator. You pull your own reports, make your own calls, and do your own follow-up. There is no staff to hand this to.

5. Command presence with vendors. Property managers return your calls and take your deadlines seriously.

6. Proficiency with property management and accounting software (AppFolio or similar) and strong Excel.

7. Relentless on accuracy and follow-through. You close loops without being chased.

Compensation and Benefits

$85,000 to $105,000 base salary depending on experience, plus performance bonus tied to portfolio results. Health benefits and PTO.

Pay: $85,000.00 - $105,000.00 per year
