Join Our Community Operations Team!
We are seeking a dependable, hardworking Grounds & Facilities Porter to help maintain the appearance, cleanliness, safety, and overall condition of our manufactured home community. This is an excellent opportunity for someone who enjoys working outdoors, operating equipment, completing hands-on projects, and taking pride in maintaining a property to a high standard.
What You'll Do
Grounds & Landscaping
- Mow, trim, edge, and maintain community grounds.
- Perform landscaping and seasonal cleanup.
- Maintain entrances, common areas, and landscaped areas.
- Remove weeds, brush, leaves, branches, and debris.
- Perform small tree limb removal and storm cleanup.
- Assist with planting, pruning, mulching, and other landscaping projects.
Snow & Ice Removal
- Operate snowplows, skid steers, tractors, snow blowers, and salt spreaders.
- Remove snow from community roads, entrances, parking areas, sidewalks, and common areas.
- Apply salt and ice melt to roads, sidewalks, hills, intersections, and other priority areas.
- Prepare equipment and supplies before winter weather events.
- Respond to snow and ice events outside normal business hours when needed.
Facilities & Light Maintenance
- Perform basic repairs and upkeep throughout the community.
- Assist with minor plumbing, electrical, carpentry, and general maintenance tasks.
- Repair or replace minor fixtures, signs, hardware, and common-area items.
- Identify and report safety hazards and larger maintenance issues.
- Assist contractors and vendors as needed.
- Maintain tools, equipment, storage areas, and common facilities.
Equipment You'll Operate
Experience with the following is preferred:
- Skid steer
- Chainsaw
- Snowplow
- Salt spreader
- Riding and walk-behind mowers
- String trimmers
- Leaf blowers
- Utility vehicles and trailers
- Hand and power tools
Training may be provided for qualified candidates who demonstrate the ability and willingness to learn.
Emergency & On-Call Responsibilities
This position will participate in an emergency on-call rotation and may be required to respond to urgent
community needs.
Examples include:
- Snow and ice events
- Fallen trees or limbs
- Storm damage
- Flooding or weather-related issues
- Urgent grounds or facility concerns
- Other property emergencies
Evening, weekend, holiday, and after-hours work may be required based on weather and emergency conditions.
Portfolio Support
The primary work location is O'Fallon, Missouri. Occasional travel to other communities within our portfolio may be required.
Preferred Qualifications:
- Experience operating a skid steer and chainsaw strongly preferred.
- Valid driver's license and acceptable driving record.
- Ability to safely operate power equipment and hand tools.
- Dependable attendance and strong work ethic.
- Ability to work independently and prioritize tasks.
- Strong attention to detail.
- Good communication and customer service skills.
- Comfortable working outdoors in all seasons.
- Ability to perform physically demanding work, including lifting, bending, kneeling, climbing, and walking.
- Willingness to assist at other properties when needed.
