Full Job Description

JOB SUMMARY:

The Director of Sales is responsible for leading the community’s sales and marketing efforts to achieve and maintain full occupancy and establish a waitlist. This role provides strategic and operational leadership through the implementation of marketing and branding strategies, prospect relationship management, and the training, mentoring, and support of sales team members. The Director of Sales must have a genuine desire to work with seniors and demonstrate tolerance and compassion for behaviors associated with dementia and other aging processes. All leadership responsibilities are carried out in alignment with CIMA Senior Living’s cultural pillars and leadership expectations.

QUALIFICATIONS:

Bachelor’s degree in Sales and Marketing, Business, or a related field; or equivalent combination of education and experience.
Minimum 2 years of sales management experience in senior living or a related multi-unit environment.
Demonstrated success in achieving occupancy and revenue goals in senior living or a comparable setting.
Demonstrated critical thinking, financial judgment, and decision-making skills.
Strong leadership and team-building skills; excellent organizational and time management abilities.
Working knowledge of Microsoft Office programs including Word, Excel, PowerPoint, and Outlook.
Experience with Customer Relationship Management (CRM) systems and the ability to leverage data to drive occupancy results.
Must have reliable transportation to and from work, including for company events and prospect home visits.
Must be flexible in hours, shifts, and days available to work, including evenings and weekends as needed.

SPECIALIZED KNOWLEDGE AND ABILITIES:

Deep understanding of senior living sales processes, including inquiry management, tour delivery, follow-up strategy, and closing techniques.
Ability to build and sustain meaningful relationships with prospective residents, families, referral sources, and community partners.
Skilled in managing and maximizing a CRM database to track prospect status, analyze pipeline data, and meet occupancy goals.
Strong hospitality orientation with the ability to create exceptional first impressions and deliver a memorable prospect experience.
Ability to partner cross-functionally with operations, dining, life enrichment, and plant operations to ensure all community areas support the sales process.
Demonstrated ability to manage multiple priorities and competing deadlines while maintaining a professional, solutions-oriented approach.
Excellent verbal and written communication skills; ability to interact diplomatically and professionally in all situations.
Ability to identify and analyze problems, evaluate root causes, and implement effective solutions.
Excellent hospitality skills and a genuine warmth and enthusiasm for working with seniors and their families.
Must be flexible and adaptable to changing priorities while maintaining focus on occupancy goals.

ESSENTIAL JOB FUNCTIONS AND TASKS

Sales & Marketing

Leads all sales and marketing efforts to achieve and maintain budgeted occupancy levels and establish a waitlist.
Conducts tours for prospective residents and their families; delivers a warm, personalized, and compelling community experience.
Follows up promptly and consistently on leads from all sources, including phone inquiries, walk-ins, referrals, and digital leads.
Maintains the Customer Relationship Management (CRM) database with current, accurate prospect information at all times.
Participates in internal and external marketing events; engages in outside professional networking to generate and nurture referral relationships.
Provides follow-up with prospects including home visits as appropriate; participates in organization-wide sales training.
Provides the Executive Director with all documents and information needed to complete lease signing appointments.
Collaborates with sales partners to assess community capability and evaluate potential new residents.
Attends daily stand-up meetings and communicates the status of prospects and the sales pipeline.

Leadership & Operations

Manages and provides guidance to sales team members, including Move-In Coordinator or Business Development staff as applicable.
Trains, mentors, and supports team members to develop sales skills and achieve performance goals.
Partners with plant operations, life enrichment, dining services, and other internal departments to ensure all community areas and touchpoints support the sales and marketing process, including first impressions and dining experiences.
Manages sales expenditures to budget; analyzes and reports on variances.
Actively participates in the Manager on Duty (MOD) rotation.
Promotes superior customer service and meaningful engagement with prospective residents, families, current residents, resident guests, and all other visitors.
Conducts job responsibilities in accordance with the company’s Code of Business Conduct, applicable professional standards, and all state and federal laws.
Serves as a member of the community’s emergency response team.
Maintains a professional appearance and good personal hygiene per company policies.
Performs other duties as assigned.

Work Environment:

Work is performed both indoors and outdoors within the community and in the surrounding market area. The Director of Sales spends time at the front desk, in sales and tour spaces, at community events, and in external networking settings. The role requires regular standing, walking, and movement throughout the community while conducting tours and events. Occasional lifting of up to 50 pounds may be required for event setup and marketing materials. Travel within the local market for prospect home visits, referral partner meetings, and networking events is expected. Availability during evenings and weekends is required to meet prospect and operational needs.

Pay: $77,000.00 - $80,000.00 per year
