We are seeking an experienced and motivated Community Manager to oversee the daily operations of one or more multifamily communities. This role is responsible for maximizing occupancy, increasing resident satisfaction, maintaining property standards, and achieving the financial goals of each asset. The Community Manager reports directly to the Regional Manager.

Position Summary

The Community Manager is responsible for the overall performance of the community by leading onsite operations, managing financial performance, supervising staff, and providing exceptional customer service. Successful candidates are organized, solution-oriented leaders who thrive in a fast-paced environment and are passionate about creating positive resident experiences.

Key Responsibilities

Oversee all aspects of daily property operations, including leasing, resident relations, rent collections, maintenance coordination, and financial performance.
Lead, coach, and develop onsite team members, including Leasing Consultants, Assistant Property Managers, and Maintenance personnel.
Drive occupancy through effective leasing strategies, outreach marketing, and resident retention initiatives.
Review market conditions and competitor pricing to recommend rental rate adjustments and maximize revenue.
Ensure vacant apartments are market-ready and collaborate with the maintenance team to minimize vacancy loss.
Manage resident concerns professionally and efficiently while promoting a positive community atmosphere.
Oversee lease renewals and implement strategies to increase resident retention.
Conduct routine property inspections to ensure curb appeal, cleanliness, safety, and compliance with company standards.
Maintain accurate records, prepare reports, monitor budgets, and analyze property financial performance.
Ensure compliance with Fair Housing laws, company policies, local regulations, and safety requirements.
Assist with annual budgeting, capital improvement planning, and owner reporting as needed.
Monitor delinquency and work proactively to reduce outstanding balances while following company collection procedures.
Support company initiatives, marketing campaigns, and special projects as assigned.

Qualifications

Previous experience as a Property/Community Manager in the multifamily housing industry strongly preferred.
High school diploma or GED required; college coursework or a degree in Business, Real Estate, Property Management, or a related field is preferred.
Valid driver's license and reliable transportation.
Strong understanding of leasing, collections, resident retention, and property operations.
Working knowledge of Fair Housing regulations and property management best practices.

Excellent organizational skills with the ability to manage multiple priorities.
Strong problem-solving and conflict-resolution abilities.
Sales and leasing experience with a proven ability to drive occupancy.
Experience with property management software such as AppFolio, Yardi, RealPage, OneSite, ResMan, or similar platforms.
Proficiency with Microsoft Office, including Outlook, Excel, and Word.
Familiarity with social media and digital marketing for apartment communities.
Ability to maintain confidentiality and exercise sound judgment.
Ability to work independently while collaborating effectively with regional leadership and corporate teams.
Flexibility to work occasional evenings or weekends when business needs require.
