Full Job Description

Community Manager

Location: East Charlotte, NC
Property Size: 112-unit apartment community
Schedule: Monday–Friday, 9:00 AM–6:00 PM (On-site)
Remote Work: No

Position Summary

The Community Manager is responsible for the overall day-to-day operations of a 112-unit apartment community in East Charlotte. With the highest standards of ethics, professionalism, and care, this role oversees leasing, resident relations, financial performance, maintenance coordination, and staff supervision. The Community Manager is accountable for maximizing revenue, controlling expenses, maintaining high occupancy, ensuring regulatory compliance, and fostering a positive, well-maintained community.

Key Responsibilities

Operations & Financial Management

Oversee daily property operations to ensure efficiency, profitability, and compliance with company policies.
Ensure rents and fees are accurately collected, deposited, and recorded in a timely manner.
Review, approve, and forward invoices to the accounting team for payment.
Track expenses using budget comparative reports and review financial performance with the Regional Manager.
Implement strategies to maximize income while minimizing operating expenses.

Leasing & Marketing

Lease apartments by greeting prospects, processing applications, approving applicants, and collecting required fees.
Actively pursue lease renewals at optimal terms and rental rates.
Conduct monthly market surveys of competing properties to collect data on rents, fees, and occupancy; provide recommendations to the Regional Manager regarding pricing and marketing strategies.
Ensure vacant apartments are turned efficiently and inspected prior to move-in for readiness and quality.

Resident Relations & Retention

Maintain strong, positive relationships with residents through professional communication and responsiveness.
Personally follow up with residents after service requests to ensure satisfaction.
Contact residents who submit notice to vacate to explore retention opportunities.
Implement resident programs, communications, and community-building initiatives aimed at reducing turnover and increasing satisfaction.

Maintenance & Property Condition

Ensure all routine and preventive maintenance is completed in a timely manner.
Conduct daily property inspections and assign corrective actions as needed.
Perform weekly in-depth property inspections with the Senior Service Technician.
Supervise outside vendors and contractors working on-site.

Staff Supervision & Compliance

Supervise, train, and hold accountable all employees under direct supervision.
Ensure staff adhere to company policies, Fair Housing regulations, labor laws, and safety standards.
Maintain strict compliance with policies related to key control, security, confidentiality, and safety.
Promote a professional work environment, setting expectations for conduct, appearance, and performance.

Administrative Duties

Purchase office supplies and manage general office operations.
Maintain accurate records using property management software and standard office tools.
Perform other duties as assigned by the Regional Manager.

Qualifications & Skills

Required:

Fluency in Spanish (verbal and written).
Strong interpersonal and customer service skills.
Results-driven mindset with the ability to manage multiple priorities.
Excellent written and verbal communication skills.
Proficiency in basic computer applications, including Microsoft Word, Excel, and property management software.
Strong typing and general administrative skills.

Preferred:

Prior experience as a Community Manager or Assistant Manager in multifamily housing.
Working knowledge of Fair Housing laws and property management best practices.
Comfort with technology and willingness to learn new systems and tools.
