Job Title: Leasing Specialist

Position Summary:

Key Responsibilities

In the position of Leasing Specialist, play a vital role in supporting the Property Manager and Assistant Property Manager in maintaining at least 96% occupancy across our communities. In this role, you will contribute to achieving our mission and organizational goals while enhancing resident satisfaction and promoting community well-being.

This position requires someone who is detail-oriented, customer-focused, and passionate about property management and resident relations. This position offers an excellent opportunity for growth within a collaborative and mission-driven organization.

Assist the Property Manager with daily property operations to ensure efficient and effective management of the community.
Support leasing efforts and occupancy strategies to help maintain targeted occupancy goals.
Conduct inspections of vacant units to ensure move-in readiness and compliance with leasing standards.
Prepare inspection reports and maintain accurate leasing and resident records.
Deliver exceptional customer service by responding to resident inquiries, concerns, and service requests in a timely and professional manner.
Coordinate, schedule, and complete income verifications and tax credit/public housing eligibility calculations accurately and within required timelines.
Assist with resident retention initiatives, community engagement activities, and loyalty programs.
Collaborate with onsite staff to promote a positive living environment and strong resident relationships.
Ensure compliance with Fair Housing regulations and company policies.
Represent the organization on committees, meetings, and community-related initiatives as needed.
Perform other duties as assigned.

Qualifications:

Minimum of 2 years of experience as a Leasing Specialist, or in a similar role within property management, real estate, hospitality, or related industries.
Experience with Yardi or other property management software preferred.
Must have LIHTC experience.
Knowledge of leasing processes, lease documentation, and occupancy procedures.
Familiarity with income verification procedures and tax credit eligibility requirements is preferred.
Strong verbal and written communication skills with the ability to interact professionally with residents, applicants, vendors, and team members.
Excellent organizational skills, attention to detail, and ability to manage multiple priorities.
Understanding of customer service principles, resident retention strategies, and Fair Housing compliance.

Development Opportunities:

Physical Qualifications:

Ability to sit, stand, walk, and move throughout the property for extended periods of time.
Ability to conduct inspections of apartment units, common areas, and property grounds, including climbing stairs when necessary.
Ability to communicate effectively in person, by phone, and in writing with residents, applicants, vendors, and staff.
Ability to operate standard office equipment, including computers, printers, copiers, and telephones.
Ability to lift, carry, push, or pull up to 25 pounds occasionally.
Ability to bend, stoop, kneel, and reach as needed during inspections, file management, or community activities.
Ability to work both indoors in an office environment and outdoors in varying weather conditions as required.
Manual dexterity sufficient to complete paperwork, data entry, and routine office functions accurately.
Visual and auditory ability sufficient to review documents, inspect units, and respond to resident and operational needs.

Status: Full time on site

Wage: $19.00 to $21.00 per hour

Pay: $19.00 - $21.00 per hour
