Full Job Description

Status: Full Time Salaried Exempt

$45,760-$52,000.00

Reports to: Senior Director of Ops.

The Facilities Manager is responsible for preventative and reparative maintenance of all CF buildings, equipment, property, and assets while also serving as the team leader for the maintenance department. The Facilities Manager provides trade skill labor, hands-on assistance, and custodial support to the CHATT Foundation. This position also assists the Senior Director of Operations to collect price quotes, communicate with contractors, and acquire supplies from vendors. Additionally, the Facilities Manager will serve as the property manager for all CHATT Foundation properties.

Maintenance Responsibilities:

· Assist in preventative maintenance of all CF buildings and equipment in accordance with CF policy and manufacturer recommendations.

· Perform trade labor duties such as carpentry, plumbing, and electrical work as needed.

· Oversee maintenance and repair of CF buildings, vehicles, equipment, property, and other assets.

· Ensure quality workmanship in completion of all maintenance & custodial activities.

· Respond to maintenance emergencies as needed

· Assist in cleaning buildings, equipment, and grounds as needed.

· Maintain inventory control and accountability on maintenance equipment and supplies.

· Other duties as assigned

Property Manager Responsibilities:

· Timely rent collection for all CHATT Foundation tenants.

· Work with CHATT Foundation departments to ensure timely notices to all CHATT Foundation tenants.

· Perform monthly facility and room inspections on all CHATT foundation properties.

· Report maintenance issues to the maintenance team via CMMS

· Other duties as assigned.

Management Responsibilities:

· Oversee building and maintenance projects for all CHATT Foundation properties and ensure timely completion of projects.

· Report on safety and compliance issues to the Senior Director of Operations.

· Delegate cleaning assignments to custodial staff.

· Execute projects in a timely manner and within operational budget.

· Assist the Senior Director of Operations in obtaining project bids, follow purchasing requests, and order guidelines for all projects.

· Oversee the maintenance team and ensure the timely completion of all maintenance work orders.

Qualifications:

· High school diploma or GED (preference for higher education)

· Minimum of five (5) years maintenance experience required

· Minimum of two (2) years managerial experience required

· Basic trade skills from multiple trade crafts (carpentry, electrical, etc.)

· Ability to work outside of normal business hours as needed including holidays and weekends

· Ability to stand, walk, and bend for an entire shift

· Ability to lift 50lbs regularly, with the capacity to occasionally lift or move up to 75 pounds.

· Ability to work independently with minimal supervision

· Ability to work from ladders, on uneven grounds, and in “construction” areas with risk associated

· Demonstrates regular and predictable attendance

· Follows CHATT Foundation policies, procedures and completes mandatory training

· Ability to drive to multiple locations and drive fleet vehicles as needed. Driver License, proof of insurance and MVR required

· Basic computer literacy including Microsoft office suite, email and reporting

· Ability to communicate verbally and in writing

· Demonstrated commitment to vision and mission of CF

· Problem solving and troubleshooting skills

· Able to adapt rapidly to changing priorities and shifting tasks.

· Thrives in high-pressure environments and responds to urgent or high stress situations with calm and sound judgement.

Pay: $45,760.00 - $52,000.00 per year
