Construction Superintendent
Location: Cincinnati, Ohio

Position Summary
Kingsley + Co. is seeking an experienced Floating Construction Superintendent to oversee multiple multifamily and mixed-use construction projects throughout Greater Cincinnati. This individual will serve as the company's field leader, ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards. The superintendent will primarily oversee construction activities at Kinsey Lofts and 2828 May Street while supporting additional Kingsley developments as needed.The superintendent reports to Project Manager.
Primary Responsibilities Field Operations
· Direct daily construction activities.
· Coordinate subcontractors and suppliers.
· Maintain project schedules and deliveries.
· Conduct daily site walks and inspections.
· Maintain clean, organized jobsites.
Quality Control
· Perform quality inspections.
· Complete punch lists.
· Ensure Kingsley + Co. quality standards.
· Lead pre-construction and pre-installion meetings;review mock-ups and first work in-place
· Inspect building envelope and moisture control assemblies (flashing, air, and water barriers).
Submittals, RFIs & Document Control
· Manage the RFI log and review submittals and shop drawings with the design team.
· Track long-lead materials and coordinate procurement and delivery dates.
· Maintain the current drawing set (ASIs, addenda) and record as-builts; ensure the field builds to the latest documents.
Permits, Inspections & Compliance
· Schedule and pass municipal/special inspections; coordinate with the building department and fire marshal.
· Coordinate third-party and special inspections (concrete, structural, firestopping, building envelope).
· Verify Fair Housing/ADA accessibility compliance in the field as units are built (Type A/B clearances, roll-in showers, and similar).
· Maintain SWPPP/erosion-and-sediment-control compliance and required environmental documentation.
Safety
· Enforce OSHA safety requirements.
· Conduct weekly safety meetings.
· Maintain safety documentation.
· Own and enforce the site-specific safety plan and pre-task planning.
· Qualify subcontractor safety programs.
· Plan manage Site Logistics, staging, temporary utilities, laydown, and crane hoisting operations
Scheduling
Develop, maintain and own the project CPM/master schedule.
Issue weekly three- and six-week look ahead schedules and sequence trade work
Identify schedule slippage early and implement recovery plans
Project Coordination
· Attend OAC meetings.
· Coordinate with architects and engineers.
· Resolve field conflicts.
· Maintain daily reports.
· Document, price, and process field change orders with the project manager.
Budget & Cost Control
· Verify completed work for payment.
· Identify cost-saving opportunities.
· Monitor labor productivity.
Leadership
· Mentor field staff.
· Build subcontractor relationships.
· Represent Kingsley + Co. professionally.
Projects Initially Assigned
· Kinsey Lofts – 53-unit affordable senior housing community in Walnut Hills, Cincinnati.
· 2828 May Street – Mixed-income multifamily development in Walnut Hills, Cincinnati.
QualificationsRequired
· 7+ years commercial or multifamily construction experience
· 5+ years as a Superintendent
· Strong knowledge of concrete, framing, MEP coordination, finishes, and site development
· Ability to read construction documents
· OSHA 30 Certification
· Valid driver's license
Preferred
· Procore experience
· LIHTC or affordable housing experience
· Multifamily wood-frame construction experience
· Microsoft Project knowledge
· Experience managing $10M–$40M projects
