Overview
BHX Modular designs and manufactures modular dwellings — single-family homes, tiny-home communities, townhomes, workforce housing, and accessory buildings — at our factory in Cisco, Texas. We are a growing company that runs a modern operation: our purchasing, inventory, and accounting run on a full ERP, our engineering work is AI-assisted, and our products evolve fast. We are hiring the Engineer who owns our designs from concept to certified, buildable, as-built truth. You are the design authority for our product line and the owner of the complete engineering document set: designs, drawings, BOMs, production plans, SOPs, engineering change orders, and as-builts.
The role
You sign off designs and hand a complete, revision-controlled BOM and production documentation package to our Materials Manager and Production Manager weeks before first production. When implementation problems surface on the factory floor — they do, and our designs evolve dynamically — you own the solution through a numbered engineering change: redline, revised drawings and BOM, floor notification, as-built record. You manage our external engineering ecosystem: component and subsystem vendors and suppliers, contract drafting support, and the professional engineer of record.
Duties
- Product design & design documentation
- Own each model’s complete design document set — design specification, drawing package to BHX standards, structural calculation record, weight basis, and design intent documentation — all under revision control
- Produce final plans for every model and variant; adjudicate drawing discrepancies with a documented decision trail; close every produced unit with an as-built record
BOM development & ERP handoff
- Develop the complete BOM (structure, panels, MEP, finishes) for every design and hand it to the Materials Manager 3–4 weeks before first-unit production; resolve sourcing feasibility feedback within 5 business days
- Issue a rev-numbered BOM update for every approved change — a change is not complete until the BOM revision and production impact are stated
Engineering estimates
- Produce the materials and labor estimate for every new model and variant; reconcile estimate vs. actual after each first-article build (±10% accuracy standard)
Transition to manufacturing
- Author the production plan for every new model: build sequence, station-level work instructions, cut schedules, and required tooling; design and document jigs and fixtures, issuing fabrication RFQs where outsourced
- Run the first-article build: pre-production gate review, on-floor presence through the build, deviation log, and corrective revisions to drawings, BOM, and process documents
- Enforce the design-release gate: no model enters production scheduling until its document set, BOM, and production plan are complete and signed
Manufacturing-process engineering & SOPs
- Write, maintain, and train the manufacturing-process SOP library: station procedures, material-handling and lifting procedures, finish processes, and QA checkpoints aligned with our compliance program
- Run process-improvement studies to a documented conclusion — trade study, decision, SOP revision — on labor hours, material yield, and quality
Change management
- Run our engineering change process: every design or process change gets a numbered ECO with impact assessment (cost, labor, lead time, open POs, certification), approvals, revised documents, and floor notification
- Turn design changes into revised drawings and BOM revisions within 48 hours; chair the twice-weekly design–materials–production sync
Vendor & certification management
- Manage component and subsystem vendors and suppliers, contract drafting support, and the professional engineer of record: scope, RFQ, negotiate, and run bounded stamp campaigns
- Own our state industrialized-housing certification program (TDLR) end-to-end: select and manage the design-review and inspection agencies, author the compliance control manual, prepare design packages, host plant inspections, and manage ongoing reporting
- Own windstorm and energy-code compliance paths per project location
Verification
- Enforce physical-verification practices: itemized ship-weight walks with sanity gates, lifting and handling limits, dimensional verification before analysis; run physical test programs the product requires
- Work AI-assisted: direct our AI-assisted drafting and analysis tooling, verify its output against physical reality, and feed corrections back into our knowledge base
What we require
- Engineering degree (mechanical, civil/structural, architectural, or manufacturing) or an equivalent proven design-build record
- 5+ years in design-for-manufacturing, structural/light-frame construction, or product engineering, including responsibility for production documentation (drawings, BOMs, work instructions or SOPs)
- Demonstrated new-product-introduction experience: you have taken a product or building system from design into production and run the corrective loop after first build
- Working structural literacy — load paths, light-frame and panelized system behavior, wind/uplift concepts — sufficient to prepare bounded work for a PE and to recognize what requires one (a PE license is not required; we contract the engineer of record)
- CAD proficiency producing shop drawings to a documented standard; BOM and ERP working knowledge
- Working code literacy (IRC/IBC, IECC, NEC); command of our state industrialized-housing rules within your first 90 days — we hand you a verified research base
- Change-management discipline: you have owned or operated an ECO/revision-control process
- Vendor management: RFQs, negotiating fabrication and professional-services scopes
- Hands-on verification practice: you measure, weigh, and correct the record when physical reality disagrees with the drawing
- You operate effectively amid ambiguity: our designs evolve mid-build, and you convert each change into documents, not disruption
