Position Summary
The Maintenance Director is responsible for the overall maintenance, repair, safety, appearance, and regulatory compliance of the Assisted Living Facility. This position ensures that all building systems, equipment, grounds, and resident living areas are maintained in a safe, clean, and functional condition while complying with all applicable federal, state, local, OSHA, and Florida AHCA regulations. The Maintenance Director plays a critical role in protecting the health, safety, and comfort of residents, visitors, and staff by maintaining the physical environment of the community.
Essential Job Duties Facility Maintenance Perform routine inspections of the building, grounds, resident rooms, and common areas. Complete preventive maintenance according to established schedules. Repair plumbing, electrical, HVAC, carpentry, drywall, flooring, painting, doors, locks, windows, lighting, and general building systems. Respond promptly to maintenance work orders. Maintain the exterior of the building, sidewalks, parking areas, fencing, lighting, and landscaping. Ensure resident rooms are maintained in excellent condition before and after occupancy.
Preventive Maintenance Develop and maintain a preventive maintenance program for: HVAC systems Water heaters Plumbing systems Electrical systems Kitchen equipment Laundry equipment Emergency generators Elevators (through contracted vendors) Fire alarm systems Sprinkler systems Smoke detectors Emergency lighting Exit signs Maintain accurate preventive maintenance logs
Life Safety & Regulatory Compliance Ensure compliance with all Florida AHCA regulations. Maintain compliance with OSHA safety standards. Ensure compliance with local fire marshal requirements. Coordinate annual inspections and required certifications. Conduct routine building safety inspections. Correct identified deficiencies immediately. Assist with emergency preparedness planning. Participate in AHCA surveys and inspections. Ensure all required maintenance documentation is survey-ready.
Fire & Emergency Preparedness Inspect fire extinguishers monthly. Monitor fire alarm systems. Ensure emergency lighting remains operational. Test emergency generator according to regulations. Participate in facility fire drills. Maintain disaster preparedness equipment. Respond immediately to facility emergencies including: Plumbing failures Electrical outages HVAC failures Flooding Fire alarms Storm damage
Environmental Safety Maintain a clean, hazard-free environment. Remove trip hazards immediately. Repair damaged flooring. Maintain handrails and grab bars. Ensure proper lighting throughout the facility. Monitor resident safety hazards. Maintain secure entrances and exits.
Vendor Management Obtain estimates for repairs. Schedule contractors. Supervise vendor work. Verify completion of contracted services. Maintain warranties and service agreements. Ensure vendors follow facility safety procedures.
Inventory & Budget Maintain maintenance supply inventory. Order supplies within budget. Track expenditures. Recommend capital improvement projects. Monitor equipment replacement schedules.
Resident Services Respond respectfully to resident maintenance requests. Install adaptive equipment when needed. Assist with furniture assembly and room setup. Support resident move-ins and move-outs. Maintain resident privacy while performing repairs.
Documentation Maintain accurate documentation for: Work orders Preventive maintenance Fire drills Generator testing Fire extinguisher inspections Vendor services Safety inspections Equipment repairs Building inspections AHCA-required documentation
On-Call Responsibilities Be available after hours for facility emergencies. Respond to urgent maintenance issues promptly. Coordinate emergency repairs when necessary.
Qualification's High school diploma or GED required. Technical or vocational training preferred. Minimum of three (3) years of maintenance experience. Experience in Assisted Living, Skilled Nursing, Healthcare, Hospitality, or Commercial Facilities preferred. Knowledge of HVAC, plumbing, electrical, carpentry, painting, and general building maintenance. Valid driver’s license.

Physical Requirements Frequently lift up to 75 pounds. Climb ladders. Walk, stand, bend, kneel, crouch, and crawl for extended periods. Work indoors and outdoors. Safely operate hand tools and power equipment. Work in varying weather conditions.
Work Schedule Full-Time Weekend availability as needed Holiday availability as needed on call for emergencies

Pay: From $40,000.00 per year
