Full Job Description

Kimball Union Academy (KUA) seeks a qualified individual to fill the role of Facilities Manager in the Facilities and Operations Department. This full-time manager level position plans and directs the work of a small team of skilled trade professionals engaged in the complete maintenance of buildings. This position will also work closely with vendors and contractors to oversee a variety of maintenance and capital projects around the campus, conducting on-site inspections of work, assists in the distribution of supplies and equipment for maintenance and operation of the building maintenance, and manages budgets for their division within Facilities and Operations. The position will directly report to the Director of F&O, and works closely with the Director of Capital Planning, to execute a program of facilities maintenance and project management through adherence to established policies and procedures. The incumbent will use considerable initiative and independent judgment in carrying out assigned duties.

The job requires significant competency in verbal communication and a highly competent level in written communication and strong customer service skills. It also requires significant competency in recordkeeping regarding past and future assignments. This position requires proficient computer skills to maintain the weekly time approvals of direct reports, monitor and scheduling of work through project management software and work order system software.

ABOUT THE POSITION

Primary responsibilities include, but are not limited to:

Supervision of skilled employees assigned in various building maintenance duties operating and maintaining a residential boarding school campus, including but not limited to, structural, mechanical/HVAC-R, electrical, plumbing, carpentry, roofing, renovation and maintenance work activities associated with academic buildings, dormitories, athletic facilities, faculty residences, administrative office buildings, and associated architectural and engineered systems within those facilities.
Works closely with the Director of F&O to fill a rotation with other skilled employees to cover on-call shifts and maintain 24/7 emergency coverage of all school facilities.
Routine inspection of the buildings and equipment through a preventative maintenance program and other services for optimal maintenance and repair work as needed; reviews safety procedures and operations of equipment and provides training to subordinate staff.
Fosters a collegial relationship between the staff, the faculty, administration and contractors of the academy. Coordinates work requests as appropriate and communicates expectations within these groups.
Assigns and reviews work of subordinates, gives instruction, maintains discipline and works with the Director(s) to resolve complex building maintenance and to identify and correct security/safety matters.
Prepares estimates and supervises necessary repairs or alterations to buildings, coordinating with employees, contractors, and stakeholders.
Works directly with Director(s) and Office Manager on the requisition, receipt and distribution of supplies, tools and equipment for maintenance and operation of the buildings and surrounding grounds.
Supervises carpentry, painters, electrical, and mechanical/HVAC-R employees and vendors in their trades, coordinating the requirements needed for corrective work orders, repairs, and preventative maintenance needs around the campus.
Maintains documentation, records, and prepares reports as requested by the director.

QUALIFICATIONS

KNOWLEDGE, SKILLS, AND ABILITIES

The applicant must be able to work independently with a high energy level as well as a strong desire to help others. The job requires someone with excellent verbal and written communication skills, strong computer skills and the ability to adapt to always changing priorities.
Considerable knowledge of the methods, materials and equipment used in the care of buildings.
Must be very proficient at troubleshooting various building related problems and produce project work plans as needed.
Considerable knowledge of state and federal requirements, regulations and procedures regarding safety requirements related to operations of a residential boarding school campus.
Must be able to obtain the NHDES UST Class A Operator Permit, EPA RRP Lead Removal Certification, and other regulatory knowledge of hazardous materials requirements pertinent to the position.
Ability to direct the work of others and to estimate material and equipment necessary for varied maintenance and repair jobs.
Ability to recognize safety and security hazards and to mitigate them appropriately.
Ability to read, interpret, and produce architectural drawings and blueprints.
Performs other work both specific and outside this department as assigned by supervisor based on training and capability.
The applicant must be well versed in using Microsoft Word and Excel. Preference given to candidates with familiarity in MS Project and CMMS systems.
The applicant must possess a valid driver’s license.

EXPERIENCE AND EDUCATION QUALIFICATIONS

Bachelor’s degree in engineering, building trades, or related field, and;
Five or more years of progressively more responsible experience in building, construction, and/or property management, with three or more years of supervisory experience, or; combination of education and experience commensurate with the requirements of this position.

The above requirements may be waived based on other applicable skills, certifications, or proficiencies.

WORK SHIFT

The position is full-time managerial level based on the assignment and needs of the Academy. The workday is an eight-hour shift, Monday through Friday, with occasional evening and weekends for special events.
