Overview
Residential Roofing Project Manager (bi-lingual: English and Spanish speaking) – Field Operations
About the Role
Mike Home Improvements is seeking an experienced, Spanish and English speaking, Residential Roofing Project Manager to take full ownership of the execution of our roofing and exterior projects.
This is a hands-on, field-based operations role. We are not looking for someone who simply visits jobsites and checks progress. We are looking for a strong operator who can take responsibility for a project from material delivery through final cleanup and ensure that every job is completed safely, efficiently, professionally, and to our quality standards.
Our goal is to deliver a best-in-class experience for every homeowner. The Project Manager is the person responsible for making that happen in the field.
You will manage subcontractor crews, coordinate material deliveries, inspect workmanship, identify unforeseen conditions and change orders, protect the homeowner's property, communicate continuously with the customer, and ensure the project stays on schedule.
For a standard residential roof replacement, our expectation is to have the project properly completed within one production day whenever project size, weather, safety, and job conditions allow — without sacrificing workmanship or quality.
This position requires someone with a strong sense of ownership, urgency, professionalism, organization, and customer service.
Key Responsibilities:
Jobsite & Crew Management
- Take ownership of assigned roofing projects from the start of production through final completion.
- Manage and coordinate subcontractor crews to ensure projects begin on time, remain properly staffed, and progress according to schedule.
- Set clear expectations with crews regarding workmanship, production standards, property protection, cleanup, and jobsite conduct.
- Monitor production throughout the day and proactively address anything that could prevent the project from being completed on schedule.
- Hold contractors accountable to Mike Home Improvements' installation standards and approved scope of work.
- Inspect work throughout the installation rather than waiting until the end of the project to discover problems.
- Coordinate corrections immediately when workmanship does not meet company standards.
- Maintain control of the jobsite and ensure that crews, materials, equipment, and project requirements remain organized throughout the project.
One-Day Roof Execution:
A major responsibility of this position is ensuring that standard residential roof replacements are executed efficiently and completed within the planned production day whenever conditions permit.
The Project Manager must:
- Confirm the crew, materials, equipment, dumpster/trailer, and project information are ready before production begins.
- Be proactive rather than reactive when delays or production issues arise.
- Monitor job progress throughout the day and recognize early when a project is falling behind.
- Coordinate additional resources or resolve obstacles quickly when necessary.
- Maintain quality and safety standards while driving efficient production.
- Remain engaged with the project through completion rather than leaving unresolved issues for the following day.
Material & Supplier Coordination:
- Coordinate roofing and exterior material deliveries with supply houses and internal team members.
- Confirm delivery dates and times before production.
- Verify that the correct materials, quantities, colors, accessories, and components have been delivered.
- Ensure materials are staged appropriately at the property to minimize disruption and prevent property damage.
- Immediately resolve shortages, incorrect materials, damaged products, or missing components with suppliers and the office.
- Coordinate supplemental material deliveries when unforeseen conditions arise.
- Manage excess materials and returns when necessary.
Property Protection & Jobsite Cleanliness:
Protecting the homeowner's property is a non-negotiable responsibility of the Project Manager.
- Inspect the property before work begins and identify areas requiring additional protection.
- Ensure crews properly protect landscaping, siding, windows, doors, decks, driveways, HVAC equipment, outdoor furniture, vehicles, and other property.
- Proactively prevent falling debris, nails, materials, equipment, or crew activities from causing avoidable damage.
- Ensure debris is controlled throughout the project and the property remains organized.
- Conduct a detailed final cleanup inspection.
- Ensure proper magnetic nail cleanup around the home, driveway, walkways, landscaping, and other affected areas.
- Address any property concern immediately rather than allowing the homeowner to discover it after the crew leaves.
Our expectation is zero preventable property damage.
Quality Control & Installation Standards:
- Ensure all work is completed according to Mike Home Improvements' installation standards, manufacturer requirements, approved project specifications, and applicable safety requirements.
- Inspect tear-off, decking, flashing, underlayment, ventilation, penetrations, valleys, transitions, shingles, siding interfaces, and other critical areas as applicable.
- Identify workmanship concerns early and require correction before the project advances.
- Perform final quality-control inspections before considering the project complete.
- Document completed work and important installation details using photographs and company systems.
- Never accept "good enough" workmanship when the project does not meet company standards.
Scope Review & Change Orders:
Roof replacements frequently uncover conditions that could not be fully identified before tear-off. The Project Manager is responsible for recognizing and properly managing these situations.
- Review exposed roof conditions during tear-off and installation.
- Identify damaged or deteriorated decking, flashing, fascia, ventilation, structural concerns, or other work not included in the original contract.
- Determine when additional work may be necessary to properly complete the project.
- Photograph and clearly document unforeseen conditions.
- Communicate findings immediately with the office.
- Provide the information necessary for the office to prepare and issue the appropriate change order.
- Ensure additional work is properly documented and authorized before proceeding, when required.
- Keep the homeowner informed so additional work does not become an unexpected surprise.
Customer Communication:
The Project Manager is the face of Mike Home Improvements at the jobsite.
You are responsible not only for managing construction, but also for making the homeowner feel confident that their property and project are in capable hands.
- Introduce yourself to the homeowner and establish yourself as their primary field contact.
- Explain what the homeowner should expect during the project.
- Keep the customer informed regarding progress, deliveries, unexpected conditions, delays, and important decisions.
- Communicate proactively — the homeowner should not have to chase us for information.
- Answer questions professionally and respectfully.
- Address concerns immediately and involve the appropriate team member when necessary.
- Conduct a final walkthrough when appropriate and confirm that the customer is satisfied with the condition of the property and completed work.
We expect a customer-first mindset. The goal is not simply to install a roof. The goal is to deliver an experience that makes the homeowner confident they selected the right contractor.
Managing Multiple Projects:
The Project Manager must be capable of overseeing 2–3 active projects at the same time depending on project size, location, and complexity.
This requires:
- Strong planning and prioritization.
- Efficient travel and jobsite scheduling.
- Frequent communication with crews.
- Accurate documentation.
- Rapid problem solving.
- Knowing which project requires your physical presence and which can be managed remotely for a period of time.
- Escalating issues before they become major problems.
- Maintaining visibility into the status of every assigned project.
The Project Manager must never lose control of one project because another project requires attention.
Operational Excellence & Process Improvement:
We are looking for someone who thinks like an operator, not simply a jobsite supervisor.
- Build and follow repeatable processes for project setup, production, inspections, documentation, cleanup, and closeout.
- Use company checklists and systems consistently.
- Identify recurring production problems and help develop permanent solutions.
- Improve coordination between the field, office, sales team, suppliers, and subcontractors.
- Maintain accurate project notes, photographs, change-order documentation, and completion records.
- Look for ways to improve efficiency without compromising workmanship or customer experience.
- Help establish a production operation that is organized, measurable, accountable, and scalable.
Professionalism – Non-Negotiable:
Professionalism on the jobsite is one of the most important expectations of this position.
The Project Manager represents Mike Home Improvements every time they enter a customer's property.
While on site, the Project Manager is expected to:
- Wear required Mike Home Improvements company gear, including company-issued shirt and cap.
- Maintain a clean and professional appearance.
- Communicate professionally with homeowners, neighbors, subcontractors, suppliers, and employees.
- Maintain professional language and behavior at all times.
- Keep the jobsite organized and under control.
- Handle disagreements or difficult situations calmly and professionally.
- Never argue with a homeowner or contractor in an unprofessional manner.
- Take personal responsibility for problems and work toward solutions.
We expect our Project Managers to carry themselves as representatives of a premium home-improvement company.

- Ability to identify workmanship issues and determine when corrective work is required.
- Ability to recognize unforeseen field conditions requiring additional work or change orders.
- Experience coordinating materials, suppliers, crews, and project schedules.
- Strong customer communication and conflict-resolution skills.
- Strong organizational and time-management abilities.
- Comfortable managing multiple active projects simultaneously.
- Strong attention to detail and documentation.
- Ability to safely access jobsites and roofs as required to inspect work.
- Valid driver's license and ability to travel between active jobsites.
