Job Overview: Perform a wide variety of journeyman level plumbing, electrical, and carpentry building and equipment maintenance and repair work. Oversee and participate in the installation and repair of water and sewer lines and other maintenance and repair projects in which more than one person is required. Prepare records of work performed and supplies used. Pick up trash, clean out vacant units and make needed repairs (when needed), cut grass, accompany pest control contractor, prepare for inspections, and report any unsafe or unsanitary conditions to supervisor. Periodically serve as worker on call for emergency calls during periods in which no one is scheduled to work, such as nights, weekends, and holidays.
Essential Job Functions
A. Perform maintenance tasks in apartments, including work order requests
1. Repair and replace burner controls and switches
2. Locate and repair minor electrical problems
3. Replace appliances and water heaters, as needed and connect in accordance with manufacturer’s
requirements
4. Perform a wide variety of carpentry work such as, changing-out countertops, re-hanging and
adjusting doors, and repairing cabinets, as needed
5. Repair and replace floors, tiles, ceilings, etc.
6. Install and repair plumbing pipes and fixtures, such as toilets, sinks, drains, valves and controls
7. Repair walls and ceilings as needed
8. Respond to emergency calls while off-duty and on-call
` 9. Replace lock cylinders, as needed, in accordance with established procedures
10. Accompany pest control personnel as they treat apartments, and replace HVAC filters
B. Perform a wide variety of maintenance tasks on Authority buildings and grounds
1. Repair and replace windows, doors, door frames, mailboxes, porches, clothes line posts, etc., as
needed
2. Repair leaks to pipes and valves by digging ditches and holes using backhoe and hand tools
3. Replace and repair roofs, soffits, and valleys in accordance with established procedures
4. Perform concrete work to repair sidewalks, drives, porches, etc., as needed
5. Pick up trash
6. Clean out vacant units, make repairs, and prepare for painting and cleaning
7. Check smoke alarms and replace batteries, as needed
8. Pass out fliers, as needed
C. Perform a variety of related tasks
1. Initiate work orders, as needed, by contacting manager or receptionist
2. Obtain purchase order from manager and order supplies
3. Pick up supplies locally, as needed
4. Restock supplies to assigned supply area
5. Open doors for contractors, as needed
6. Show units as needed and prepare check list and utility forms
7. Attend training when assigned
Knowledge, Skills, and Abilities
- Knowledge of the basic principles of building maintenance, including standard practices and methods of electricity, plumbing, and carpentry
- Knowledge of electrical systems
- Knowledge of safety rules, including accident causation and prevention
- Knowledge of basic mathematics in order to take accurate measurements and calculate required materials
- Knowledge of tools and equipment used in building maintenance
- Knowledge of small engine operation, repair, and maintenance
- Ability to complete work order forms in accordance with established procedures
- Ability to instruct helpers in the methods of maintenance and repair
- Ability to inspect, diagnose problems, and complete repairs in a timely and effective manner
- Ability to verbally communicate with co-workers, tenants, and supervisors
- Ability to understand and carry out oral and written instructions
- Ability to move objects, such as furniture and appliances
- Ability to use tools and equipment of the building trades
- Ability to work independently
- Ability to operate and drive vehicles and equipment, such as truck, tractor, backhoe, etc.
- Ability to establish and maintain effective working relationships with co-workers, residents, contractors, and the general public
Minimum Qualifications
High school graduation or GED certification that includes the ability to read and write in English plus three years of building or apartment maintenance work that included electrical, plumbing, and carpentry work, or an equivalent combination of education and experience. NOTE: This job requires the incumbent to be periodically on call, 24 hours per day.

Ability to be insured under the Housing Authority’s vehicle insurance
