A local construction company is seeking a Sales & Marketing Department Manager to lead business development, client acquisition, marketing strategy, and sales process improvement for its commercial construction services. This role is responsible for identifying new opportunities, building strong client relationships, developing targeted marketing campaigns, supporting proposal efforts, and helping position the company for continued growth across key commercial sectors.
The ideal candidate is a proactive, organized, and strategic business development professional who can combine sales execution, marketing oversight, lead generation, relationship management, and cross-functional coordination with operations and estimating teams.
Key Responsibilities Business Development & Sales Strategy
- Develop and execute sales strategies to identify, pursue, and win new commercial construction opportunities.
- Research and target prospective clients, including multi-site operators, commercial property owners, developers, franchise groups, corporate real estate teams, and other organizations with construction, remodel, tenant improvement, or facility-related needs.
- Build and maintain relationships with key decision-makers, including owners, executives, construction managers, facilities managers, project managers, real estate teams, and vendor management contacts.
- Identify new business opportunities through direct outreach, referrals, bid platforms, networking, industry research, LinkedIn, trade events, and existing client relationships.
- Track active prospects, lead sources, client conversations, bid opportunities, follow-ups, and pipeline progress.
Lead Generation & Client Outreach
- Develop and manage a structured lead generation process to support consistent new business activity.
- Research target accounts, decision-makers, company growth activity, remodel programs, expansion plans, and upcoming construction opportunities.
- Prepare targeted outreach campaigns by industry, client type, geography, or project category.
- Conduct email, phone, LinkedIn, and in-person outreach to generate meetings, bid opportunities, and client introductions.
- Maintain consistent follow-up with prospective clients and existing relationships to remain top of mind for future opportunities.
Marketing Strategy & Brand Development
- Develop and support marketing strategies that strengthen the company's visibility and credibility within the commercial construction industry.
- Create and manage industry-specific marketing materials, including capability statements, project highlights, case studies, client presentations, email campaigns, and digital content.
- Oversee content development for LinkedIn, website updates, email marketing, and other digital channels.
- Work with internal teams to identify completed projects, client success stories, photos, and company milestones that can be used for marketing and business development.
- Ensure all marketing materials are professional, accurate, client-focused, and aligned with the company's services, experience, and target markets.
Proposal & RFP Support
- Assist with the preparation of proposals, qualifications packages, RFP responses, bid submissions, and client presentation materials.
- Coordinate with estimating, operations, project management, and leadership to gather information for accurate and compelling submissions.
- Customize proposal language and supporting materials to reflect each client's needs, project type, industry, and decision criteria.
- Maintain organized company information, project experience, staff resumes, references, safety documentation, certifications, and other proposal resources.
Market Research & Opportunity Tracking
- Conduct ongoing market research to identify growth opportunities, target accounts, industry trends, expansion activity, and competitive positioning.
- Monitor construction activity, permit data, bid platforms, company announcements, job postings, trade publications, LinkedIn activity, and other sources that may indicate upcoming opportunities.
- Track emerging trends in commercial construction, tenant improvements, remodeling, facilities maintenance, and multi-location client programs.
- Provide regular updates to leadership regarding pipeline activity, target accounts, proposal activity, and business development performance.
CRM, Reporting & Process Improvement
- Maintain accurate records of leads, prospects, client contacts, outreach activities, bid opportunities, and follow-up tasks within the company's CRM or tracking system.
- Develop reports and dashboards related to lead generation, client acquisition, proposal activity, conversion rates, and revenue opportunities.
- Improve sales and marketing processes to increase efficiency in outreach, proposal development, tracking, and client follow-up.
- Organize marketing assets, proposal content, client information, and sales workflows.
Cross-Department Collaboration
- Work closely with leadership, estimating, operations, project management, and field teams to align sales and marketing efforts with company capabilities and resources.
- Clearly communicate client needs, project requirements, timelines, and opportunity details to internal stakeholders.
- Support the seamless transition of qualified opportunities from business development to estimating and operations.
- Ensure marketing and sales messaging accurately reflects the company's capabilities, project experience, and service offerings.
Networking & Industry Engagement
- Represent the company at client meetings, networking events, trade shows, industry conferences, and other business development functions.
- Build relationships with owners, developers, architects, brokers, consultants, vendors, subcontractors, and industry partners who may generate or refer future business.
- Stay engaged with target industries and market sectors to identify future construction opportunities.
Leadership & Administrative Responsibilities
- Support, coordinate, or manage sales and marketing team members, consultants, and outside vendors as needed.
- Provide direction for lead research, marketing content, outreach activities, CRM updates, and campaign execution.
- Perform additional sales, marketing, administrative, and business development responsibilities as assigned by senior management.
Qualifications
- Experience in business development, sales, marketing, client relationship management, or a related field.
- Experience in commercial construction is required. Additional experience in commercial real estate, facilities management, architecture, engineering, or property management is highly preferred.
- Experience working with general contractors (GCs), subcontractors, and commercial construction projects is required.
- Excellent written and verbal communication skills.
- Strong ability to research target accounts, identify decision-makers, and develop strategic outreach campaigns.
- Exceptional organizational skills with the ability to manage multiple prospects, proposals, deadlines, and follow-up activities.
- Proficiency with CRM systems, Microsoft Office, LinkedIn, email marketing platforms, Canva, and related sales and marketing tools.
- Ability to collaborate effectively with estimating, operations, project management, leadership, and field personnel.
