Facilities Operations Supervisor

Job Summary

Local, established real estate firm seeks an experienced and hands on/working Facilities Operations Supervisor responsible for the day-to-day maintenance, repair, and operational efficiency of our commercial property portfolio. This dual-role position requires a mix of hands-on technical work and supervisory oversight. You will lead an internal maintenance team, manage third-party vendors, and ensure all building systems (HVAC, plumbing, electrical) operate safely and comply with regulatory standards.

Core Responsibilities

1. Technical & Hands-On Operations (50%)

System Diagnostics: Inspect, troubleshoot, and repair commercial HVAC, electrical, plumbing, and mechanical systems.
Preventive Maintenance: Execute and oversee the scheduled PM program to minimize equipment downtime.
Structural Repairs: Perform minor carpentry, drywall, painting, and flooring tasks as needed.
Emergency Response: Respond swiftly to urgent facility issues, leaks, power outages, and life-safety alarms.

2. Team Leadership & Supervision (30%)

Daily Coordination: Assign daily work orders to maintenance technicians and track progress through the work order system.
Performance Management: Train, mentor, and evaluate the performance of internal maintenance staff.
Safety Compliance: Enforce OSHA standards, lock-out/tag-out procedures, and appropriate PPE usage across the team.
Schedule Coverage: Manage team shifts, on-call rotations, and time-off requests to ensure continuous property coverage.

3. Vendor & Administrative Management (20%)

Vendor Oversight: Coordinate, schedule, and supervise specialized third-party contractors (e.g., elevators, fire suppression, roofing).
Tenant Relations: Communicate directly with commercial tenants regarding repair timelines and service disruptions.
Inventory Control: Monitor, order, and stock necessary maintenance supplies while staying within budget.
Reporting: Maintain accurate logs of building inspections, utility metrics, and completed work order

Required Qualifications

Experience: Minimum 5 years of commercial property maintenance experience, with at least 1–2 years in a leadership or lead technician role.
Technical Skills: Strong working knowledge of commercial building automation systems (BAS), 3-phase electrical wiring, and commercial plumbing.
Certifications: EPA Universal Certification (HVAC) is highly preferred. High school diploma or GED required; trade school certificate is a plus.
Software Proficiency: Experience using digital work order systems.
Physical Requirements: Ability to lift up to 50 lbs, climb ladders, work in confined spaces, and stand for long periods.
Mobility: Valid driver’s license and clean driving record (if traveling between portfolio properties is required).

Key Competencies

Problem-Solving: Ability to diagnose complex system errors under pressure.
Communication: Clear verbal and written skills for interacting with tenants, vendors, and upper management.
Time Management: Skilled at prioritizing competing work orders across multiple commercial properties.
