Commercial Property Maintenance and Grounds Technician

Position Summary

Quasar Management is seeking a dependable and skilled Commercial Property Maintenance and Grounds Technician to maintain commercial properties, landscaped areas, parking lots, and exterior facilities.

This position focuses on landscaping, irrigation, snow and ice removal, preventive maintenance, and general property repairs. The ideal candidate can work independently, safely operate landscaping and snow-removal equipment, and ensure assigned work is fully completed and functioning correctly.

Snow removal is a vital function of Quasar Management. The employee must be available for assigned early-morning, overnight, evening, weekend, and holiday snow events.

Compensation

Pay range: $20.00–$35.00 per hour, depending on experience, skills, and qualifications.

This is a full-time, hourly, nonexempt position. Overtime will be paid in accordance with applicable law and company policy.

Essential Duties and Responsibilities

Landscaping and Grounds Maintenance

Mow, edge, trim, aerate, fertilize, and maintain lawns and landscaped areas.
Plant, prune, trim, and remove trees, shrubs, flowers, and other vegetation.
Identify and address weeds, pests, drainage problems, and unhealthy landscaping.
Safely apply fertilizer, weed-control products, ice melt, and other approved materials.
Remove leaves, branches, trash, and debris from commercial properties.
Maintain sidewalks, parking lots, loading areas, drainage areas, and exterior common spaces.
Inspect, operate, maintain, and repair irrigation and sprinkler systems.
Perform seasonal irrigation startup, winterization, and adjustments.
Identify water leaks, broken sprinkler heads, damaged lines, controller problems, and inadequate coverage.
Maintain a clean, safe, and professional exterior appearance at assigned properties.

Snow and Ice Removal

Monitor weather conditions and respond promptly to assigned snow and ice events.
Operate snowplows, snowblowers, Toolcat equipment, spreaders, and other approved equipment.
Shovel and clear sidewalks, entrances, loading areas, parking lots, and access routes.
Apply ice-control materials according to property requirements and safety practices.
Inspect completed areas to confirm they are accessible and appropriately treated.
Complete required snow-removal documentation, including service times, locations, conditions, and materials used.
Remain available during assigned overnight, early-morning, weekend, and holiday snow events.
Report unsafe conditions, equipment problems, or areas requiring additional treatment.

Property Maintenance

Conduct routine property inspections and identify maintenance or safety concerns.
Perform preventive maintenance according to established schedules.
Complete minor carpentry, drywall, painting, plumbing, and general building repairs.
Repair doors, locks, windows, trim, fencing, signs, fixtures, and exterior property components.
Respond to routine maintenance requests and emergency service calls.
Identify conditions requiring a licensed contractor or management review.
Communicate promptly when delays, additional materials, or outside services are needed.
Inspect and test completed work to confirm that it is safe, functional, and fully finished.
Maintain accurate records of work performed, materials used, and outstanding issues.

Equipment and Safety

Safely operate landscaping tools, power tools, snow-removal equipment, and authorized company vehicles.
Inspect equipment before use and report damage, defects, or unsafe conditions.
Perform routine cleaning and basic maintenance of assigned tools and equipment.
Return tools, materials, and equipment to their designated locations.
Follow OSHA requirements, company safety procedures, and manufacturer instructions.
Wear required personal protective equipment.
Maintain clean, organized, and safe work areas.
Report workplace accidents, injuries, property damage, and safety concerns immediately.

Customer Service and Teamwork

Communicate professionally with supervisors, tenants, customers, vendors, and coworkers.
Provide timely updates regarding work progress, delays, and completed assignments.
Protect tenant, customer, and company property while performing assigned work.
Work cooperatively with other maintenance technicians and contractors.
Represent Quasar Management professionally at all assigned properties.

Minimum Qualifications

High school diploma or equivalent.
At least two years of commercial landscaping, snow removal, property maintenance, groundskeeping, or related experience preferred.
Experience operating commercial landscaping and snow-removal equipment.
Basic knowledge of irrigation systems and seasonal landscape maintenance.
General knowledge of building maintenance and minor repairs.
Ability to recognize safety concerns and determine when specialized assistance is required.
Ability to work independently and complete assigned work without continual supervision.
Ability to manage multiple assignments and respond to changing priorities.
Ability to follow written and verbal instructions.
Valid driver’s license and an acceptable driving record.
Professional communication and customer-service skills.
Ability to use a smartphone or other electronic device for work orders, photographs, timekeeping, and communication.

Physical and Scheduling Requirements

Lift and carry at least 50 pounds.
Frequently stand, walk, bend, kneel, climb, reach, push, and pull.
Safely use ladders, hand tools, power tools, and outdoor equipment.
Work outdoors in heat, cold, wind, rain, snow, and icy conditions.
Work in commercial facilities, parking areas, landscaped areas, and active maintenance environments.
Work outside regular business hours during snow events, emergencies, and other operational needs.
Maintain regular and reliable attendance.

Because snow and ice removal is an essential service, employees in this position must remain available for assigned early-morning, overnight, weekend, and holiday snow events. Quasar Management makes reasonable efforts to provide advance notice and balance scheduled responsibilities whenever operational conditions permit.
