Employment Type: Full-Time or Part-Time (open to hiring one full-time inspector, or two part-time inspectors splitting weekday/weekend coverage)
Pay: $17–19/hour to start, with growth to $20–22+/hour based on demonstrated skill set (staging judgment, minor maintenance ability, reliability)
Expected Hours: 20–40 hours per week, depending on schedule/coverage needs
Schedule: We're hiring this role one of two ways — a single full-time inspector covering Wednesday–Sunday, or a full-time inspector (Monday–Friday) paired with a part-time weekend inspector (Friday–Sunday) for shared coverage

About the Role
We're looking for a detail-obsessed, proactive Property Readiness & Quality Assurance Inspector to be the last set of eyes on our vacation rental properties before guests arrive. You'll follow up behind our cleaning and maintenance teams, stage homes to match listing photos, and catch small issues before they become guest complaints — all while helping protect our standing with booking platforms through accurate documentation. This isn't a "walk through with a checklist" job — you'll be trusted to make judgment calls and flag issues to the right team. Comfort with occasional light hands-on fixes is a valuable bonus, but the core of this role is a sharp eye for detail and quality, not repair work.

New Property Onboarding Inspections
Once a new property has completed its maintenance onboarding and initial cleaning/stocking setup, you'll conduct the final walkthrough to confirm it's ready for professional photos and its first guest. This includes:
- Confirming the initial clean and staging were done well, and touching up anything that isn't quite right
- If arriving ahead of the photographer, turning on TVs and interior lights and lighting up exterior amenities so the home shows at its best
Quality Assurance & Follow-Up
Cleaner & Maintenance QA
- Follow up on previously reported issues to confirm they were actually logged and tracked — does a Breezeway task exist, and is maintenance aware of it?
- Confirm cleaning quality meets standards; provide cleaner QA feedback
- Test amenities for function: electronics, appliances, games/entertainment items (flag any that need replacement)
- Check trash status and request pickup if needed
Staging & Guest Readiness
- Re-stage rooms/kitchen as needed to match listing photos
- Complete a general property inventory inspection to confirm supplies and amenities are stocked and match the listing
- Ensure the property is fully prepped and guest-ready for check-in — clean, staged, and issue-free
Documentation & Reporting
- Photograph and document issues to support OTA (Airbnb/VRBO/etc.) claims reporting
- Note and suggest listing updates based on what you observe on-site (outdated photos, missing amenities, inaccurate descriptions)
Nice to Have — Additional Hands-On Skills
We especially value inspectors who are comfortable pitching in beyond core inspection duties — things like light staging and clean-up touch-ups, resetting devices and amenities, hot tub/pool cleaning and chemical balancing when needed, and clearing entryways or decks with a blower. If you're also skilled at small paint touch-ups, minor repairs, or assessing property damage, that's a valuable bonus — and we compensate for that added skill set at a higher rate.
What We're Looking For
- A sharp eye for detail and a natural sense for home staging/presentation
- Comfortable doing light physical work (moving furniture, using a blower, basic tidying/repairs)
- Willingness to handle minor maintenance or cleaning tasks personally, and good judgment about when to escalate
- A reliable personal vehicle and valid driver's license (mileage/vehicle stipend provided)
- A smartphone or digital camera you can use to take photos as a backup documentation method
- Strong communication skills — you'll be documenting issues clearly for other teams and, at times, for OTA claims
- Comfortable learning and using multiple software platforms day-to-day (we use Guesty, Breezeway, Slack, and Google Suite); no prior experience with these specific tools required, but general tech comfort and willingness to adapt as our tools evolve is a plus
- Prior experience in hospitality, property management, cleaning, or maintenance preferred but not required
Physical Requirements
- Ability to lift and carry restocking supplies (up to 25 lbs regularly — think toilet paper, trash bags, soap, etc.)
- Ability to reposition furniture as part of restaging (e.g., sliding a couch or outdoor furniture back into place) — no heavy lifting required; anything requiring more than one person can be escalated to maintenance
- Ability to move furniture, climb stairs, and work outdoors in varying weather
- Comfortable using basic equipment (blower, pool/hot tub testing kit)
Tools & Equipment We Provide
- A company laptop or tablet for submitting photos, building reports, and completing assigned Breezeway tasks
- A mileage/vehicle stipend for use of your personal vehicle
- A stocked field kit covering situational needs — basic hand tools, cleaning supplies, pool/hot tub care items, signage, and safety essentials — so you're not stuck waiting on the maintenance team for simple, everyday fixes
Compensation & Growth
Starting pay is $17–19/hour, based on experience. Pay scales up as you build a track record — inspectors who demonstrate strong staging judgment, reliable minor-repair skills, and consistent quality documentation can grow into the $20–22+/hour range.
